Plan reviewed for a new 22494sf 2 story construction (1st fl - 11900sf, 2nd fl- 10594sf) type IIB fire sprinklered building designed as business and assembly. Reviewed as mixed use assembly and business using FFPC 6th edition effective Dec. 31, 2017.

Review by the AHJ shall not relieve the applicant of the responsibility for compliance with the Code.

Plan turned in 6/4. Fire didn't receive until 6/8. Fire notified "expedited" 6/18 at 3p.

 

RESUBMITTING: Please make necessary changes and resubmit the complete permit application package. Response to comments / plans / specifications should be submitted to the Permit Center as a resubmission for the original project unless other arrangements are made with the Fire Plan Reviewer or the Fire Plan Review Supervisor.

To help speed the review process you should include a written response to comments summary to clarify and/or illustrate corrections on plans (bubbling, highlighting, or notations are best). Please use the Florida Fire Prevention Code 6th Ed. for all code reference in a response to comments. You are required to remove old pages and reinsert the new pages.

The numbered items require a response or plans to be updated to complete the review.

 

1) Several pages indicate that room A123 will be the "Kids zone". If the use of the space will meet the definition of day care (an occupancy in which four or more clients receive care, maintenance, and supervision, by other than their relatives or legal guardians, for less than 24 hours per day. 101:6.1.4.1) then include day care in building occupancy classification.

NOTE: If this day care occupancy is added, a review using the day care chapter will then need to take place. Additional comments maybe added.

 

2) No door hardware information provided. Provide information to check compliance with 101:12.2.2.2.2.3.

 

3) Several doors (123a, 125, 127, and 128) in a 1 hour rated wall are not fire rated. 101:8.3.4.2

 

4) Frist floor dead end corridor (in front of both studios) is 23' longer than what is allowed by 101:12.2.5.1.3 and 101:38.2.5.2.2.

 

5) Second floor dead end corridor (left of stair 215) is at least 40 feet longer than what is allowed by 101:12.2.5.1.3 and 101:38.2.5.2.2.

 

6) Looking at both E2.01 and E2.02 it does not appear enough exit signs provided to get to an exit. 101:7.10.1.5 and 101:7.10.2.1 Examples of locations: 1st floor corridor in front of studios, corridor adjacent to golf simulation suite, 2nd floor corridor (left of stair 215) with dead end.

 

7) Emergency lighting not provided throughout all egress areas. 101:12.2.9.1  and 101:38.2.9.1

Reminder: Note on plan page E0.02 shows generator is only a "not legally" required type 10, class 48, level 2 generator.

 
8) Currently illustrated emergency lighting will not provide enough illumination. 101:7.9.2
***With my experience, a typical wall pack emergency light usually mounted 8' above the floor covers approx. 8' either direction with a 3' wide path.***
 

9) Looking at page E2.01 and E2.02, emergency lights are all on the same circuit. This does not meet 101:7.9.2.3.

NOTE: If normal illumination fails and no longer works in a particular area, the emergency lighting for that particular area needs to come on. Not just when the building looses power.

 

INFORMATIONAL ONLY NO RESPONSE NECESSARY:
At the time of fire final be prepared to provide a copy of the manufacturer specification sheets to the fire inspector showing that each interior finish will meet:

- wall and ceiling finish will meet Class A, B or C. 101:12.3.3.3.

- wall and ceiling finish in enclosed stairs shall meet Class A. 101:12.3.3.2

- wall and ceiling finish in corridors and lobbies shall meet Class A or B. 101:12.3.3.2

- floor finish shall meet either: a) ASTM D 2859 for carpet and carpet like materials or b) has a minimum critical radiant flux of .1 W/cm2 for non carpet flooring. 101:12.3.3.5.3.

- floor finish in exit enclosures and exit access corridors shall be not less than Class II. 101:12.3.3.5.2

If there are multiple finishes, label each spec sheet identifying each product, its location AND highlight the area showing illustrating it meets the applicable Code requirement.

10) Convenience opening not separated from 2nd floor corridor. 101:38.3.1.1 (101:8.6.9.1(3)).

 

11) The plethora of access control egress locks provided throughout do not have emergency lights within the immediate vicinity of the door locks on the egress side. 101:7.2.1.6.2(7).

 

INFORMATIONAL ONLY NO RESPONSE NECESSARY:
The system(s) outlined in this set of plans is conceptual.

A HOLD has been placed at framing (105) until a permit has been pulled, inspection called completed OR test paperwork turned in:
- fire alarm system (EOR Paul Howard Morgan III, Electrical pages.   access control egress A4.01, 2 duct detectors M0.01,)
- fire sprinkler system (EOR Kenneth L Gonzalez, FP pages. 44x77 pods)
- fire underground

- witness fire damper function test (A3.01)

- In building radio enhancement system paperwork turned in. E0.05

12) Provide access control lock detail showing compliance with 101:7.2.1.6.2.

 

13) Provide manufacturer spec sheets showing the access control egress door hardware is listed fire exit hardware for doors 118, 108a and 108b. 101:8.3.3.1  80:4.6

 

14) What does the symbol of black box with a telephone mean? Ex - P2.02

 

Page E0.05  has in building radio system requirements. A copy of this report must be provided and submitted to our office as a revision before the 105 Framing inspection.

-If it passes the inspection radio testing at the framing stage, you will need to submit as a revision as we will record the documentation and remove the hold.

- If the third party paperwork indicates the test is not satisfactory, then the contractor will have to submit for a revision. The revision will need to include: the unsatisfactory test paperwork, outline of corrective measures, and plans to illustrate the corrective measures to meet requirements provided by the design professional.

At the final, you will be required to provide satisfactory testing by the third party contractor following the installation of the in building radio enhancement system.

16)Looking at M1.01, sprinkler riser does not have hvac duct work. How will riser room be kept above 40 degrees? NFPA 13
