4) Plans indicate a new ramp is being installed in the rear of the building from the long ADA ramp to the Kitchen Door area. I do not see the handrail, guards (fall protection), etc., The detail shown on Sheet A201-N does not provide enough detail.

Provide details showing the handrails and guards (if required).

-------------------------------

Thursday, November 2, 2023 DF: RTC: Handrails have been added as shown on North Building - Floor Plan on Sheet A101-N, Revision 1 added 10/06/2023 and on section 3 Section at Retaining Wall on Sheet A201-N, Revision 1 dated 10/06/2023.

11/3/2023 dfeagle

5) The LSP (Sheet G-101N) shows the only marked exit out of the kitchen trough the middle double doors. Electrical Sheet E101-N shows two (2) exits from the kitchen. One out each of the new doors to the dining area.

The exit signs on the LSP Sheet and the electrical sheets do not match. The exit signs on the LSP and Electrical Sheets must match.

-------------------------------

Thursday, November 2, 2023 DF: RTC: The North Building - Life Safety Plan has been modified to match the Lighting Plan - North Building as shown on Sheet G101-N, Revision 1 dated 10/06/2023.

11/3/2023 dfeagle

6) On the LSP, the kitchen shows only one exit out of the room. on the electrical Sheet 101-N there are two marked exit doors on the dining room side of the Kitchen. However, the two marked exit doors enter the same dining room/atmosphere. 101:7.4, 101:7.5.1.3.1

Provide a second means of egress from the Kitchen.

-------------------------------

Thursday, November 2, 2023 DF: RTC: The area of the Kitchen is 646 square feet. Per 101:7.3.1.2, the Occupant Load Factor in the Kitchen is 646/100 or 7 total occupants. Based on this occupant load and a common travel distance of less than 75 feet, the Kitchen only needs one means of egress from the Kitchen. We have exceeded this with two marked exit doors.

Thursday, November 2, 2023 DF: Reviewer's Response: The two marked exit doors meet the minimum separation distance and each exit door enters the room adjacent to an exterior marked exit door.

11/3/2023 dfeagle

7) The doors on each side of the Dining Room and the Kitchen rear door, and the Dry Storage 112N/Vestibule 109N and the two new fence gates do not have door numbers assigned and the doors are not represented in the door hardware schedule.

Provide door numbers and show the doors and their respective hardware in the Door and Hardware Schedule on Sheet A400-N.

-------------------------------

Thursday, November 2, 2023 DF: RTC: Door numbers with hardware have been added as requested above. Please see North Building - Floor Plan on Sheet A101-N, Revision 1 dated 10/06/2023, and North Building  Door Schedule on Sheet A400-N, Revision 1 dated 10/06/2023.

9) The emergency lighting (EL) show are typically designed for corridor installations. The EL's shown are mounted on the ceiling. The locations of the EL's and that I am not able to see a Fixture, Furniture and Equipment Plan I cannot verify coverage of the EL's.

The type of EL's being used in this plan set are typically used in corridors. The egress paths are generally 3' or 6' in width and per the spec sheet for this EL is 76 LF. 101:12.2.9, 101:7.9.2.1.1. I do not see EL's in the Vestibule 109N/Dry Storage 112N room. 101:12.2.9. No EL's on the exterior of the building where the exit doors are located. 101:7.9.2.1.2

a) Provide additional EL's for coverage in the areas noted above, AND

b Provide Emergency Lighting Photometrics demonstrating compliance with 101:7.9.2.1.1 throughout the means of egress.

-------------------------------

Thursday, November 2, 2023 DF: RTC: Please see Sheets E101-N Lighting  Plan - North Building and E101A-N Emergency Photometric Lighting Plan - North Building, Revision 2 dated 10/06/2023.

11/3/2023 dfeagle

10) I do not see any "Normal" egress lighting in the Vestibule 109N/ Dry Storage 112N room, and in the cooler/freezer. 101:12.2.8

-------------------------------

Thursday, November 2, 2023 DF: RTC: Please see Sheets E101-N Lighting Plan - North Building and E101A-N Emergency Photometric Lighting Plan - North Building, Revision 2 dated 10/06/2023.

Thursday, November 2, 2023 DF: Reviewer's Response: On Sheet E101-N in the Vestibule, Dry Storage, Cooler, and Freezer area are notations "E" in a circle. Notation "E" as shown in General Notes indicates that there will be a 4' Lighting Strip (L1) in these areas.

11/3/2023 dfeagle

11) Provide a Fixture, Furniture and Equipment Plan.

11/3/2023 dfeagle

12) The occupant load shown on Sheet G101-N shows the Dining Area (1,357 sf net) with non fixed seating at 1:15sf to be 91 occupants and the bar area at 2 occupants based on 1:150 for 167 sf net. Based on no FFE to determine seating the probable occupant load of 194 persons. (1357st net ÷ 7sf). 101:12.1.7, 101 Table 7.3.1.2

The LSP shows what appears to be a "u" shaped "Bar which could have seating around it. With no FFE plan to go by I measured the bar and found the following: Bar length 39' ÷ 2" = 468" ÷ 18" = 26 persons. 101:12.1.7, 101 Table 7.3.1.2

Total occupant load for the dining room is 220 persons.

a) Will this room be used for anything other than dining? If Yes,

c) Provide the dining room seating arrangement plan.

-------------------------------

Thursday, November 2, 2023 DF: RTC:

13) Will you be cooking with fryers or other deep oil cooking equipment?

If yes, show where the new and old oil will be stored. If the oil is to be stored in tanks 60 gallons or more a Fire Marshal's permit will be required and a HOLD 109 inspection will be placed on this permit.

-------------------------------

Thursday, November 2, 2023 DF: RTC: The oil will be stored in a 50-Gallon tank located in the equipment yard behind the building.

11/3/2023 dfeagle

14) Will CO2 beverage system exceed 100 pounds? If so, demonstrate compliance with NFPA 55:13.10.

NOTE:Make sure to include CO2 tank location, CO2 piping to mixing location (ex- bag/box), indicate which option will be used (ventilation vs sensor/notification) AND show compliance with chosen option of compliance. If Sensor/notification, show locations of the devices.

-------------------------------

Thursday, November 2, 2023 DF: RTC: The CO2 beverage system is less than 100 pounds, shall utilize sensor/notification, and will include CO2 piping. A soda gun will be used at that location.

Thursday, November 2, 2023 DF: Reviewer's Note: As the CO2 system is less than 100 lbs. no CO2 sensor/notification system is required.

If you should decide to use one you will need to submit for a revision to this plan or if to be installed after the permit is closed you will need to submit for a CO2 Sensor/Notification Permit.
