1. The building is located in an AE flood hazard area and requires a minimum floor elevation of 8.

Based on the Property Appraiser building value of $249,182 and the valuation of work submitted on the Building Permit Application of $389,000 the application for improvement or repair triggers substantial improvement.

When substantial improvement is triggered the current FEMA Elevation requirements are required to be met.

----Please provide a FEMA Elevation Certificate completed by a Florida Registered Surveyor.

This comment is for information depending on the Elevations provided by the surveyor on the Elevation Certificate.

2. It appears the 1st floor is below DFE 8 which will be determined by the Elevation Certificate if the floor is below DFE the enclosure will have to be constructed in accordance with FBCR R322.

3. It appears the master bedroom's emergency escape opens to a screen enclosure which is not open to the atmosphere or providing a door leading away from the residence in accordance with FBCR 310.1.

4. It appears there are off grade porches exceeding 30 inches above grade and not provided with guards in accordance with FBCR 312.1

5. Based on the height dimensions noted the plan the structure height is approximately 33.5 feet tall. The 35 foot height limit is measured from lowest adjacent grade. According to the elevation of the property from the GIS Map on the county website the property slopes off to the rear. It appears the building height may exceed the 35 foot limit.

---Please note on the plan the height of the stemwall on (S7 B Typical Section) from grade to the finished floor to calculate the total height of the proposed addition.
