1. It appears the Engineer of Record has designed this structure to a 170mph wind speed. The trusses have not been submitted and you should be made aware that the Roof Truss design will need to be 170mph with a 15 PSF TCDL as well. Also the Engineer of Record will be required to approve the delegated roof truss package prior to our review.

 

2. The window sizes are incomplete. The bedroom windows, are indicated as single hung, which are to be the "Means of Escape, Rescue openings" are not sized completely yet by scaling the elevation drawings it appears the windows will not provide the 5.0sqft minimum means of escape opening. Please review and revise the openings to meet the required 5.0sqft net opening.

 

3. The Florida Energy form indicates a "Vented Attic" which will be required to be vented whereas the exterior wall detail shows the attic to be spray foamed insulation which isn't required to be vented. Please clarify what is being done. If vented please provide the vented attic calculation and show vents on elevations or if spray foam, please revise the energy form and provide the Testing agency approved report for the product being used.

 
4. Effective July 1, 2008 St. Johns County will be required to enforce the installation of Carbon Monoxide Detectors in all new construction as per Rule No. 9B-3.0472, Florida Administrative Rule. Please identify on plans the locations of all Carbon Monoxide Detectors installed according to code listed above.  

5. Please provide the wiwdow flashing details on the drawings and the waterproof material being used.

 
General Notes: Your re-submittal shall include two complete sets of plans. Please insert the revised pages into the plan sets, and pages removed from the stamped "Job copy" set, shall be marked as "old set" and shall be included in the re-submittal.
If old "Job copy" drawings, are not resubmitted there will be additional plan review fee charged due to the amount of time necessary to review entire drawing again.
ALL ITEMS changed or revised on plans and documents shall be identified by circling, clouding or identified by some other legible method. ADDITIONAL ITEMS MAY BE REQUIRED - DEPENDING ON INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
 
Pen and ink changes, white-outs, or any such altering of raised seal engineering drawings, is not permitted under state laws governing the practice of Architecture or Engineering. All information on the raised seal drawings must part of the printed sheets at the time the drawings are sealed by the Architect/Engineer.
