1. This Addition/Renovation Appears to Trigger Substantial Improvement: Per Section 401.1 Amendments to the Florida Building Code-Building (Ordinance No. 2015-8), any combination of repair, reconstruction, rehabilitation, addition or improvement of a building or structure taking place during a five year period, the cumulative cost of which equals or exceeds 50 percent of the market value of the structure before the improvement or repair is started. The cumulative repair cost per Property Appraisers Building Value is 150%.

 

 Please provide a current Elevation Certificate showing the structure finished floor elevation meets or exceeds the current DFE (design flood elevation – base flood elevation plus one foot).

- and/or provide a third party property appraisal substantiating additional improvements don't exceed 50% of pre-renovation value of the house. Also include a list of all costs of repairs, Roof, Windows, Doors, Interior and Exterior finishes, Electric, Plumbing and Mechanical, Millwork, Flooring

 

2. It appears the new family room addition encroaches the 20 foot rear set-back. By measurement, the set-back measures 13.3 feet. Please resubmit to Zoning for reduction in rear set-back.

 

3. One set of Architectural drawings are missing. Please submit two complete sets of drawings.

 

4. The Engineering indicates shingle roof cover with 7/16 sheathing whereas the Arch. drawings, product approval, and Florida product approval all indicate concrete tile roof cover. Please review and revise.

 

5. Trusses missing over the new (bathroom) portion of the addition. Please review and provide.

Also the Engineer of Record is required to review and approve the delegated engineering.

 

 
6. General Notes: Your re-submittal shall include two complete sets of plans. Please insert the revised pages into the plan sets, and pages removed from the stamped "Job copy" set, shall be marked as "old set" and shall be included in the re-submittal.
If old "Job copy" drawings, are not resubmitted there will be additional plan review fee charged due to the amount of time necessary to review entire drawing again.
ALL ITEMS changed or revised on plans and documents shall be identified by circling, clouding or identified by some other legible method. ADDITIONAL ITEMS MAY BE REQUIRED - DEPENDING ON INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
