1. Per R320.1.1 FBC all new single family houses shall provide at least one bathroom, located with maximum possible privacy, where bathrooms are provided on habitable grade levels, with a door that has a 29” clear opening. However, if only a toilet room is provided at grade level, such toilet rooms shall have a clear opening of not less than 29” inches.

If there is a full bathroom at grade level it must be the accessible bathroom. 2’8” swing doors or 2’6” pocket doors will meet the 29” requirement.

This requirement has not been met. See the above highlighted statement.

3.  Per FBC R806 Roof Ventilation. The attic is to be vented other than the exceptions.

Please address the unvented attic per the energy sheet. If you are using the spray foam insulation simply provide the ICC-ES report for the product being used.

5. Per 107.2.4 Construction documents for all buildings shall describe the exterior wall envelope in sufficient detail to determine compliance with this code.

please provide wall detail illustrating all components and fastening as required.

Components include but not limited to Stucco, Brick, Lap siding, Wall Studs, Masonry Unit, Flashings, etc... and reference any standards that may apply.

7. Per FBC 107.3.5 please provide stair detail demonstrating the all aspects meet FBC requirements.
