1. Accessible Bathroom:
Please provide 29-inch clear opening into at least one full bathroom on the ground level, per FBC-R320.1.  2'-6" pocket doors and 2'-8" swing doors qualify as 29" clear openings.  Access must be into and through out the designated bathroom.  When using double (french) doors, one of the individual single doors must meet the requirement, per FBC-Accessibility Section 404.2.2.

 

2. Stairs do not meet 2010 FBC-311.7.5 exception.

The architectural plans show a vertical rise of 12'-7-3/8" between floors. The 2010 FBC-311.7.5 Exception states: "A flight of stairs shall not have a vertical rise larger than 12 feet between floor levels or landings."

Please review and revise the floor truss engineering, architectural and structural plans to meet the 2010 Florida Building Code and re submit.

 

 

3. Window Flashing Detail:  The 2010 FBC has additional flashing requirements for window flashing. 
Please review FBC-R703.8 and the new referenced standards AMMA 711, 100, 200, and 250, and provide details on plans that meet the new requirements.

 

4. Energy forms:

-The energy forms submitted show the roofing material as Composition shingles (see page 2 of 6). The architectural plans and the Product Approval sheet calls for tile roofing.

-The Florida Code Compliance Checklist is not checked off (see page 6 of 6).

 

Please resubmit two (2) complete sets of the Florida Energy Efficiency Calculations with a third copy of the cover and signed sheet for the State of Florida. The documents shall show in sufficient details, all pertinent data and features of the building and the equipment and the systems including: design criteria, exterior envelope component material, U-values of the envelope systems, R-values of the insulation materials, size and type of apparatus and equipment and system controls and other pertinent data to indicate conformance with the requirements of the code.

 

PLANS General Notes: Your re-submittal should include two complete sets of plans. Please insert the revised pages into the plan sets, and pages removed from the stamped "Job copy" set, should be marked as "old set" and should be included in the re-submittal.
If old "Job copy" drawings, are not resubmitted there will be additional plan review fee charged due to the amount of time necessary to review entire drawing again.
ALL ITEMS changed or revised on plans and documents shall be identified by circling, clouding or identified by some other legible method. ADDITIONAL ITEMS MAY BE REQUIRED - DEPENDING ON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.

 

AS PER ORDINANCE # 98-42 An additional fee due and payable at permitting shall be of $100 each for any second resubmission of plans. Per FL. Statute 553.80(2)(b), on any third and subsequent resubmissions that do not correct a code violation that is specifically and continuously noted in each previous rejection, a fee of four times the amount of the fee attributed to plan review will be charged.
