Rejected:

1. Gable End framing--See Section A-A (sheet 3 of 4) and Detail For Garage Door (sheet 4 of 4).

Please provide Balloon Framing details showing continuity per WFCM 2.4.1.1.2 and/or SSTD 10-97 305J for all gable ends which do not have a ceiling diaphragm.

 

2. The Rear elevation does not match the foot print of the floor plan (see sheets 1 of 4 and 3 of 4).

Please revise the rear elevation to match the building's footprint. 

 

3. Footer/Foundation missing (see sheet 3 of 4)

The exterior wall of the fireplace requires a footer/foundation. Please review and provide a footer/foundation for the exterior wall of the fireplace.

 

4. Beam support (sheet 3 of 4)

-The 3.5" x 16" beam on the right side of the stairwell does not show a support column at one end.

-The 3.5" X 16" beam bearing on the walls between the Living Room/Master Bedroom and the Dining Room/Hall Bathroom appear to have an 1.75" bearing (1/2 of the 2X4 wall). Please provide calculations indicating this bearing is sufficient for the loads, or increase the bearing support.  

 

 

5. Roof sheathing does not correlate

- Some notes call for 1/2" OSB while others call for 5/8" plywood.

Please correlate the roof sheathing notes insuring the sheathing specified meets the requirements of the metal roofing materials to be used.

 

6. Truss layout missing

The submittals did not include a 2nd floor truss placement layout.

Please provide a 2nd floor truss layout with your re submittals.

 

7. Opening protection:

This home is located in a Special Flood Hazardous Area and requires Opening Protection.

Please provide the method in which Opening Protection is to be provided. 

 

8. Windows/Product Approval

The windows listed on the Product Approval Specification Sheet is missing the decimal point.


Please revise the Florida Product Approval Sheets to show decimal places of Numbers. Product Approval Numbers usually include more than one product.  Specific products are identified by the decimal places.  For example, this location is in Wind Exposure 'C'.  Some products that usually qualify in Exposure 'B' will not qualify in this location. 

All Product Approval Numbers should show decimal places (e.g. 0000.xx). Whole numbers contain multiple products; decimal places specify each individual product. 

 

9. The Florida Product Approval number for the metal roofing specified could not be found.

  

- The roof shown as metal requires:
   - A referenced product on the Product Approval Sheet which can be verified.
   - Please verify roof sheathing required for the type being used and properly reference on the appropriate plan sheets, (Note: some types of metal roofing require 5/8" roof sheathing).

 

PLANS General Notes: Your re-submittal should include two complete sets of plans. Please insert the revised pages into the plan sets, and pages removed from the stamped "Job copy" set, should be marked as "old set" and should be included in the re-submittal.
If old "Job copy" drawings, are not resubmitted there will be additional plan review fee charged due to the amount of time necessary to review entire drawing again.
ALL ITEMS changed or revised on plans and documents shall be identified by circling, clouding or identified by some other legible method. ADDITIONAL ITEMS MAY BE REQUIRED - DEPENDING ON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.

 

PEN AND INK CHANGES, white-outs, or any such altering of raised seal engineering drawings, is not permitted under state laws governing the practice of Architecture or Engineering. All information on the raised seal drawings must part of the printed sheets at the time the drawings are sealed by the Architect/Engineer.

 

AS PER ORDINANCE # 98-42 An additional fee due and payable at permitting shall be of $100 each for any second resubmission of plans. Per FL. Statute 553.80(2)(b), on any third and subsequent resubmissions that do not correct a code violation that is specifically and continuously noted in each previous rejection, a fee of four times the amount of the fee attributed to plan review will be charged.
