MEANS OF EGRESS: All dwellings shall be provided with a means of egress as provided in this section (FBC_R311.1). The means of egress shall provide a continuous and unobstructed path of vertical and horizontal egress travel from all portions of the dwelling to the exterior of the dwelling at the required egress door without requiring travel through a garage.

 		 

DETAIL/MISSING WALL SECTION DETAIL:

Please provide a detailed/section drawing showing head height over the circular stairs and landing area (FBC-107.2.1).

 		 

Please provide proper separation between garage and living area. A pocket door doesn't meet code to my knowledge or provide documentation for that door per FBC-R302.6

 		 

ENGINEERING FOR THIS PROJECT APPEARS TO BE MISSING STRUCTURAL ELEMENTS: Please review supporting structure and load path requirements for this structure (FBC-R107).

Please provide a better framing plan/details for the support of rafters and ridge beams.

- at the junction/meeting of the garage gable roof and the main roof. Could not discern the load path of the rafters to walls/ridges in this area.

- can a double 2x10 ridge beam span 27 feet without additional interior support?

 		 

ENERGY SHEET DISCREPANCIES: FBC-R107.2.1 & FBCEC-R401)

- Roof type incorrect (metal on product approval and shingle on energy sheet)

- R-38 insulation vented cathedral ceiling doesn't work with 2x8 rafters, show me how.

- How are you planning to run ductwork through a conventionally framed 2x8 floor system.

- Please have preparer sign form.
