2. Design Criteria (FBC-R301.2.1.1): Please list the design criteria used for those portions of the structure not covered by the concrete construction elements designed in accordance with this code and our basic wind speed, (the wood framed portions of the structure designed per one of the approved methods i.e.,  ASCE 7-10, ICC-600, WFCM for One-and two-Family Dwellings, …) .

 

3. ENGINEERING FOR THIS PROJECT APPEARS TO BE MISSING STRUCTURAL ELEMENTS: Please review supporting structure and load path requirements for this structure (FBC-R107). There appears to be missing beams, headers, interior bearing supports, structural posts, opening framing requirements, interior spot footings and possibly more. Review stopped due to missing information.

- 20' Beam at Kitchen:

  • Specifiy all beam criteria and provide calculations for sizing
  • Please review/provide spot footing requirements under beam posts
  • Joist & truss hanger callouts for associated loads tie-in
  • Beam ply fastening requirements
  • Provide detail engineered repair for cutting of existing trusses to hang from beam

- Front Porch:

  • Please check conventional frame rafter & ceiling joist span requirements (appear to be overspan as designed)
  • Inadequate framing detail for header tie-in to house
  • Missing porch column tie down
  • Missing porch ceiling requirements

- Wall Framing Issues:

  • Specify wall sheathing size, material and fastening requirements
  • Provide header support stud requirements (cripple & king stud requirements)

- Trusses: Please have EOR (engineer of record) review & sign off truss package as to meeting his design

 

 

4. METAL ROOFING :  Please verify roof sheathing required for the type roofing being used and properly reference on the appropriate plan sheets, (Note: your plans reference 7/16" roof sheathing and the roofing may require a different product, such as 15/32").

5. ENERGY SHEETS: Please submit Energy Sheets as required per FECC (Florida Energy Conservation Code) 101.4.3 for additions, alteration, renovations or repairs. Per Table 101.4.1 the addition & renovation must meet current Energy Code.

6. Florida Product Approval.
Please revise Florida Product Approval Sheets to incude missing information: siding, soffit, tie-down, and roof underlayment.  Product Approval Numbers usually include more than one product.

7. Smoke & CO Detectors - Please review FBC-R314 & 315, NFPA 72, and R315 and indicate correct locations of Smoke and Carbon Monoxide Detectors on plans (locations include: CO detectors within 10 feet of each room used for sleeping purposes; Smoke detectors in each sleeping room, outside each sleeping area in the vicinity of the bedrooms...).
