Design Criteria (FBC-R301.2.1.1): Please list the design criteria used for those portions of the structure not covered by the concrete construction elements designed in accordance with this code and our basic wind speed, (the wood framed portions of the structure designed per one of the approved methods i.e., ASCE 7-10, ICC-600, WFCM for One-and two-Family Dwellings, …) .

3. ENGINEERING FOR THIS PROJECT APPEARS TO BE MISSING STRUCTURAL ELEMENTS: Please review supporting structure and load path requirements for this structure (FBC-R107). There appears to be missing beams, headers, interior bearing supports, structural posts, opening framing requirements, interior spot footings and possibly more. Review stopped due to missing information.

Header sizes with jack & king stud requirements

Porch post connections requirements, to slab and header
- Provide calculations for interior bearing LVL beam
- Missing spot footings for point loads at ends of interior beam and porch posts
- Provide better rafter overframing detail including ledger support & tie-down requirements

4. METAL ROOFING : Please verify roof sheathing required for the type roofing being used and properly reference on the appropriate plan sheets, (Note: your plans reference 7/16" roof sheathing and the roofing may require a different product, such as 15/32").

5. ENERGY SHEETS: Please submit Energy Sheets as required per FECC (Florida Energy Conservation Code) 101.4.3 for additions, alteration, renovations or repairs. Per Table 101.4.1 the addition & renovation must meet current Energy Code.

Florida Product Approval.
Please revise Florida Product Approval Sheets to incude missing information: siding, soffit, tie-down, and roof underlayment. Product Approval Numbers usually include more than one product.

PLANS General Notes: Your re-submittal should include two complete sets of plans. Please insert the revised pages into the plan sets, and pages removed from the stamped "Job copy" set, should be marked as "old set" and should be included in the re-submittal.
If old "Job copy" drawings, are not resubmitted there will be additional plan review fee charged due to the amount of time necessary to review entire drawing again.
ALL ITEMS changed or revised on plans and documents shall be identified by circling, clouding or identified by some other legible method. ADDITIONAL ITEMS MAY BE REQUIRED - DEPENDING ON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
AS PER ORDINANCE # 98-42 An additional fee due and payable at permitting shall be of $100 each for any second resubmission of plans. Per FL. Statute 553.80(2)(b), on any third and subsequent resubmissions that do not correct a code violation that is specifically and continuously noted in each previous rejection, a fee of four times the amount of the fee attributed to plan review will be charged.
