1. Please submit an Elevation Certificate of the original structure.

It appears the floor system is below FEMA BFE (Base Flood Elevation) if construction material is below it is required to be Flood Resistant Construction (Pressure Treated material).

 

2. Please submit Structural Engineering with a Code Analysis.

Drawings Sheet A2 indicate 2x12 floor joists (also in the garage) whereas the cut through detail Sheet A5 indicates 2X10. Please correlate.

 

3. The Designer of Record is required to review, approve, sign and date the delegated Truss engineering.

 

4. Please submit the current energy form (R405-2014) with the Manual D and/or duct layout.

The Energy Form indicates a vented attic whereas the drawings indicate unvented, spray foam. Please correlate.

If spray foam insulation is to be used, please provide the ICC ES Report.

 

5. Preliminary reviews are one time reviews submitted prior to approval of a clearance sheet and site plan. Because of this, and the documentation and plans are usually insufficient and incomplete, a full review cannot be accomplished without the possibility of adding additional comments at time of future submittals.

 
6. The required product approval form is missing. Forms are available at Building Department offices or on the county website under Building Services http://www.sjcfl.us/BuildingServices/media/forms/ProductApprovalPortrait.pdf 
Product approval is required for the exterior doors, windows, panel walls, roofing, shutters and structural components.
 
7. An additional fee due and payable at permitting shall be of $100 each for any second resubmission of plans. Per FL. Statute 553.80(2)(b), on any third and subsequent resubmissions that do not correct a code violation that is specifically and continuously noted in each previous rejection, a fee of four times the amount of the fee attributed to plan review will be charged.
