1.  Please provide a copy of the DEP approved plans.

 

2.  Please have the engineer of record complete a VE-Certification form. 

 

3.  Please have the owners complete a non-conversion agreement that has been filed with the Clerk of the Court.

 

4. Please provide a proposal from the engineer of record or an approved testing agency for the installation inspection of each piling. The final report is to include a foundation plans showing the location of each pile, site conditions, date, time, grout slump, concrete break, total number of installed piles, total length of installed piles, piles installed in accordance with drawings and specifications, exceptions to pile placements (as built), and description of installation equipment and procedure for installation.

 

5.  The plans show an elevator installation that will be located partially below the BFE (14'NGVD). Please provide a section detail to show compliance with FEMA Technical Bulletin 4.

 

6.  The septic system must be anchored to prevent damage to the structure or adjacent structures during a storm event. Please provide an anchoring detail for the septic system.

 

7. A separate permit is required for the retaining wall. The retaining wall must structurally analyzed for the effect on flood conditions, including the ramping effect on adjacent buildings and the effects of debris during a flood event.

 

8.  The piling layout shown on S-1 shows some piling less than the 8:1 design ratio to pile diameter. Please revise the pile spacing to comply with FBC 3109.4.1.

 

9.  Please provide roofing details for both walking and non-walking surfaces. Provide product approval that coincides with the details.

 

10.  Please provide steel shop drawing that have been reviewed and approved by the engineer of record.

 

11.  Please provide a detail for the waterproofing of the balcony walking surface.

 

12. Please provide hollow core engineering that has been reviewed and approved by the engineer of record.

 

13.  Please provide a concrete shoring and reshoring plan reviewed and approved by the engineer of record.

 

14.  The project is located seaward of the DEP CCCL line and the FEMA VE zone. Space below the 100 year storm elevation (CCCL 17.3 NGVD) and the FEMA BFE (14 NGVD) is limited to storage of vehicles, storage of equipment eg. lawnmower, and access to the building. 

On multiple architectural and structural sheets show lighting and receptacles, 3 HVAC units and ductwork, washer/dryer, sinks, multiple interior partitions with trim and drywall.

This area is limited to an unconditioned, unfinished area with a smoke detector, carbon monoxide sensor, limited lighting for safety and few receptacles above the BFE. Please remove all references  from the plans that do not comply with 3109.4.2 and LDC 3.03.02D5(c).
