This plan set references the 2001 FBC but were submitted after October 1, 2005,
when the 2004 Florida Building Code (FBC) and Florida Building Code-Residential
(FBC-R)took effect.
Please submit new plans, referencing and designed to the 2004 FBC-R. Indicate
all provisions of the 2004 FBC-R applicable to this project.
Please remove all references to outdated Codes. (See stamped Job Copy)

Specify/Detail on plans, the stucco application, incorporating the bond-breaker required by FBC-R, section 703.2.1.

Specify on plans the required anchors for ground-mounted mechanical equipment per one of the methods in FBC-R, section M1307.3.1.

The 2004 Florida Building Code-Residential (FBC-R) must be referenced on the
Architectural Pages and the Design Criteria used, referenced on the Engineering.(OK)

As stated in the St. Johns County Building Department notice to Designers, Contractors and Builders, distributed to all the foregoing on November 1, 2005,printed plans submitted for review on or after December 5, 2005, must include the following information required by the 2004 Florida Building Code - Residential: specification of metal ducts in garage (R309.1.1), or see the notice for alternatives to metal ducts approved for use in this county; thickness and material of door from garage to living space (R309.1); separation of garage from habitable space (R309.2); minimum clearances around mechanical equipment (M1601.3.3); anchoring of outside mechanical units (M1307.3.1); and flashing requirements for windows published by BOAF, First Coast Chapter, Codes and Standards Bulletin. For stucco on wood frame exterior walls the specifications and details of the stucco application including "bond break" are also required. A copy of the notice dated November 1 is attached for your edification.

Specify on plans the clearances required at mechanical equipment; comply with FBC-R, section M1601.3.3.

Lintel Schedule, and brick tie spacing, to 2004 FBC-R.
Please provide all brick flashing details, including brick flashing and veneer
support, per FBC-R703.7.
