1) Incomplete review, provide following information. ADDED 01/10/06; It appears that new plans have been submitted. The original drawings have not been resubmitted for comparison. The new drawings are designed to the 2004 FBC and will be reviewed to the new codes and subjected to new plans examining fees. New issues to follow. 3/9/2006 JDC
2) All attachments/addendums to drawings must be reviewed, signed and sealed by designer/architect/engineer of record. 2/4/2005 JDC
3) Provide conventional framed roof plan showing detail of structural ridge size and collar ties as per F.B.C. Section 2309. 2/4/2005 JDC
4) Floor system and wall section detail do not match. The truss layout {truss placement plan} shall be reviewed, approved and signed by the building designer stating essentially the following: “The building designer has reviewed the truss drawings and truss placement plan(s) and said drawings and plans meet with his/her design.” 2/4/2005 JDC
5) Provide detail for LPI blocking. 2/4/2005 JDC
6) LVL-1 and LVL-2 appear to bear on interior walls. Foundation plan doesn't indicate load bearing footers. ADDED 02/04/05; Item not addressed. Foundation fails to show any load bearing foundation for LVL-1 and LVL-2. Provide thickened footings and/or calculations. 2/10/2006 JDC
7) The plans appear to have a conflict of information. The Building Design Criteria lists Chapter 6 of the ASCE 7 where-as a notation to the plans, which is not acceptable because it is cut and pasted without being initialed by the designer of record, makes reference that SS-99 as the Structural Design manual being used. With the reference to "SS-99", are you refering to SSTD-99? If so the 2004 FBC-R does not list this design manual as an approved manual. 3/9/2006 JDC
8) Please list the requirments for allowable deflection of structural members as defined in 2004 FBC-R 301.7. Also clarify what exterior finish is to be used, Brittle or Flexible. Plans indicate conflicting info. The "2 Story Wall Section" detail identifies stucco finish while the product approval indicates hardi-board product. Please clarify. 3/9/2006 JDC
