1. It appears the application documentation indicates this project to be an existing bonus room completion. The drawings indicate this to be a new construction "2nd Floor Addition". Please revise the documentation including the Clearance Sheet to reflect this.

 

2. It appears Structural Engineering is missing;

The Designer of Record must approve all delegated engineering, which includes trusses.

a. Please provide all conventional roof framing details, which must include all framing member sizing and connections.

b. Please indicate what is supporting the end of Floor Truss F06 at the stairway.

c. Please identify all methods of uplift connection.

d. Please identify all exterior sheathing fastening patterns.

 

3. Please verify the 2nd floor windows meet the 5.7 square foot minimum opening requirement for "Means of Escape".

 

4. The drawings and the Florida Energy Form indicates unvented attic with Spray Foam Insulation. Please provide the ICC ES Report or another testing agency for the Spray Foam Insulation.  

 

5. Please indicate on drawings the ceiling protection at the garage with the new living space above.

 
6. An additional fee due and payable at permitting shall be of $100 each for any second resubmission of plans. Per FL. Statute 553.80(2)(b), on any third and subsequent resubmissions that do not correct a code violation that is specifically and continuously noted in each previous rejection, a fee of four times the amount of the fee attributed to plan review will be charged.  
7. General Notes: Your re-submittal shall include two complete sets of plans. Please insert the revised pages into the plan sets, and pages removed from the stamped "Job copy" set, shall be marked as "old set" and shall be included in the re-submittal.
If old "Job copy" drawings, are not resubmitted there will be additional plan review fee charged due to the amount of time necessary to review entire drawing again.
ALL ITEMS changed or revised on plans and documents shall be identified by circling, clouding or identified by some other legible method. ADDITIONAL ITEMS MAY BE REQUIRED - DEPENDING ON INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
 
8. Pen and ink changes, white-outs, or any such altering of raised seal engineering drawings, is not permitted under state laws governing the practice of Architecture or Engineering. All information on the raised seal drawings must part of the printed sheets at the time the drawings are sealed by the Architect/Engineer.
