Accessible Bathroom: Please provide 29-inch clear openings into at least one full bathroom on the ground level, per FBC-R320.1. 2'-6" pocket doors and 2'-8" swing doors qualify as 29" clear openings. Access must be into and through out the designated bathroom. When using double (french) doors, one of the individual single doors must meet the requirement, per FBC-R 320.1.

WALL SECTION DETAIL: Please provide a complete wall section detail showing materials, including interior wall covering, insulation material, siding/sheathing and exterior wall finish with details. Also provide window flashing method to be use. If Stucco is proposed, please state ‘Stucco, complying with FBC-R703.6’, on plans or details; or indicate other approved wall covering. Please review FBC-R, Chapter 7.

Egress Requirements per FBC-R310: Emergency escape and rescue opening required. Basements, habitable attics and every sleeping room shall have not less than one operable emergency escape and rescue opening. Emergency escape and rescue openings shall open directly into a public way, or to a yard or court that opens to a public way. Please indicate window size in bedroom that complies.

Smoke & CO Detectors - Please review FBC-R314 & 315, NFPA 72, and R315 and indicate correct locations of Smoke and Carbon Monoxide Detectors on plans (locations include: CO detectors within 10 feet of each room used for sleeping purposes; Smoke detectors in each sleeping room, outside each sleeping area in the vicinity of the bedrooms, and on each additional story of the dwelling including, minimum 3’ from bathrooms...). Please review code and apply this comment to all future plans.
