RESUBMITTING:
A. Make necessary changes and resubmit everything in person to the permit center. You may not make handwritten alterations on signed and sealed plan pages.
B. Once at the Permit Center swap out altered pages or insert new pages in EACH plan set (Job and Office). One copy of the removed/old pages from the JOB Copy will need to be submitted and marked "OLD". Do not forget to remove pages for work not associated to this permit. All plan papers must be the same size.
C. Provide a response to comments along with any supporting documentation. Response to comments is REQUIRED not optional.
- The response to comments sheet will need to include a response to each numbered comment and tell us where in the plans the comments was addressed. EX - "Top Left of Page E1-1" or "Page E1 Note 8".
- Code responses shall reference Florida Fire Prevention Code, 8th Ed.

1) This is a preliminary review. Do not resubmit until clearance sheet and approved site plan obtained. Turn in both clearance sheet and approved site plan with building permit application to Fire Permit Tech.

3) I am not able to find any Fire Protection Design Criteria in accordance with FAC 61G15-32.004.

Provide an ENGINEERED sealed Design Criteria for a fire sprinkler system exceeding 49 heads which is required to be submitted with the general construction documents. We are unable to approve the plan until this information is provided.  It is not a full set of shop drawings  FLORIDA ADMINISTRATIVE CODE 61G15-32.004

Tuesday, July 2, 2024 DF: Reviewer's Response: The 61G15-32.004 information is not the shop drawings for the buildings. The 61G provides the information from the Engineer to what the subcontractor will build the system to including underground and aboveground.

The 61G info9rmation is required to be submitted with the General Construction Documents..

4) Sheet A151 identifies Rooms F102 as Janitor Room, Room F103 as T-Comm,  Room C109 as Storage and Room C111 as Mechanical.

Sheets M192 and E192.1 identify Rooms F102 and/or F103 as rooms having mechanical equipment as well as Room C109 as having mechanical equipment.

Sheets M192 and E192.1 do not show Mech C111 having any mechanical equipment.

a) Correctly ID the rooms for their uses,

b) Mechanical and electrical rooms are to be separated from any storage in accordance with NFPA 1:10.19.5.1.

c) If Room C111 is to be a storage room demonstrate compliance with 101:12.3.2.1.2(1)(b), 101:8.7.1.2.

NOTE: Combustible storage is not permitted in mechanical rooms. NFPA 1:10.19.5.1

5) The LSP / Code Plan Sheet G112 does not provide the location of the EXIT signs. The LSP and Electrical Sheets Exit signage are to match.

Update the sheets to show the correct exit doors.

12) Emergency lighting (EL) is provided by wall mounted fixtures that are typically designed for corridors. This EL fixture when mounted as listed provides a 3' wide egress path. The EL as shown does not appear that it will provide emergency lighting along the egress paths through the Clubhouse and the Fitness center. 101:12.2.9

Provide additional El to illuminate the egress path and provide Emergency Lighting Photometrics demonstrating compliance with 101:7.9.2.1.1

13) There appear to be 3 large fans in the fitness center. Are these fans classified as High Velocity Low Speed (HVLS) fans?

a) Provide the manufacturer's specification sheets for review.

b) If HVLS, demonstrate the installation of HVLS fans in buildings equipped with sprinklers, including ESFR sprinklers, shall comply with the following:
(1) The maximum fan diameter shall be 24 ft (7.3 m).
(2) The HVLS fan shall be centered approximately between four adjacent sprinklers.
(3) The vertical clearance from the HVLS fan to sprinkler deflector shall be a minimum of 3 ft (0.9 m).
(4) All HVLS fans shall be interlocked to shut down immediately upon receiving a water flow signal from the alarm system in accordance with the requirements of NFPA 72.  13:11.1.7

14) Plans indicate there will be Special Locking arrangements on the Business Door C101, Clubhouse Doors 107a, 107b, 107c and Fitness Doors F101 and F105. The locking arrangement indicates the doors will have card readers, with electric strikes and the doors will have panic hardware.

Will the panic hardware be free egress without electrical connections?

Tuesday, July 2, 2024 DF: Reviewer's Response: I see that a card reader is on the exterior of the entry doors (office and mail rooms). There is an "EGR" both exit doors. What does EGR stand for?

a) Will each door have "Mechanical Free Egress"?

b) If the door does not have mechanical free egress be prepared to demonstrate compliance with 101:7.2.1.6.1, 101:7.2.1.6.2, 101:7.2.1.6.3.

INFORMATIONAL ONLY NO RESPONSE NECESSARY:
Make sure that emergency lighting systems are arranged to provide the required illumination automatically in the event of any interruption of normal lighting due to any of the following:  NFPA 101 7.9.2.3
(1) Failure of a public utility or other outside electrical power supply
(2) Opening of a circuit breaker or fuse
(3) Manual act(s), including accidental opening of a switch controlling normal lighting facilities.
NOTE: Our office has experienced issues with large projects that have emergency generators not being prepared to comply with item #2.

Buildings containing Fire Alarm Systems, Fire Sprinkler Systems, etc. and/or Security Systems that make it difficult to access the building in an emergency are required to have a Fail-Safe box. NFPA 1:18.2.2.1

INFORMATIONAL ONLY NO RESPONSE NECESSARY:
Air handlers with more than 2000 CFM are required to have duct smoke detectors. NOTE: If there is a FIRE ALARM SYSTEM in the building the duct smoke detector must also be connected to the fire alarm system. (NFPA 90A:6.4.4.2)
Where smoke detectors required by 6.4 are installed in a building not equipped with an approved fire alarm system as specified by 6.4.4.2, the following shall occur:
1. Smoke detector activation required by section 6.4 shall cause a visual signal and an audible signal at a normally occupied area.
2. Detector troubles shall be indicated visually or audibly in a normally occupied area identified as air duct
