Plans for an 822sf generator and fire pump building constructed as Type VB (V000).  The building will have a fire alarm and fire sprinkler system.

RESUBMITTING: Please make necessary changes and resubmit the complete permit application package. Response to comments / plans / specifications should be submitted to the Permit Center as a resubmission for the original project unless other arrangements are made with the Fire Plan Reviewer or the Fire Plan Review Supervisor.

To help speed the review process you should include a written response to comments summary to clarify and/or illustrate corrections on plans (bubbling, highlighting, or notations are best). Please use the Florida Fire Prevention Code 7th Ed. for all code reference in a response to comments. You are required to remove old pages and reinsert the new pages.

The numbered items require a response or plans to be updated to complete the review.

 

1) The building must be 1 hour rated or the building must be 50 feet from all other buildings per NFPA 1:13.4.2.1.1.2, and NFPA 20:4.13.1.1.2.  Since the building is less than 50' to the nearest buildings the rating will be required. Ensure that the doors are rated appropriately for the walls.  Show in door schedule.   

 

2) INFORMATIONAL ONLY NO RESPONSE NECESSARY:
The system(s) outlined in this set of plans is conceptual.

A HOLD has been placed at insulation inspection (109) until either: a) a permit has been pulled or b) a letter submitted from respective system contractor indicating no work to be done to the existing system:
- Fire alarm system
- Fire sprinkler system
- Fire underground
- Generator
- Fire Pump

- Aboveground fuel tank

 

 

3) The floors must be pitched for adequate drainage of excess water per NFPA 1:13.4.2.7.1.  Floor drains are indicated, but sloped floors are not shown.   The structural sheets reference the architecturals for the slopes. The architecturals show the floor drains but do not appear to indicate slopes.

4) When you submit for the fire pump, provide a letter from the Sprinkler EOR (John D. Reese) approving the selected pump, indicating that is adequate for the demand of the building sprinkler systems on this site. 

 

 

5) The FP sheet provided does not indicate the sprinkler hazard classification for the fire pump/generator building.  The pump room must meet Extra Hazard Group 2  NFPA 20:4.13.1.3 . The generator room must be designed to .3 density at 2500sf with 100sf per head maximum coverage.  NFPA 37:11.4.5.1, 11.4.5.1.1. 

Indicate this on the FP page. 

 

6) Indicate in the code summary that the building will be protected with fire sprinklers. 

 

7) Emergency lights for the pump room must meet 3ft candle floor coverage per NFPA 20:4.1.3.5.2, which is 3 times the typical required.  Provide manufacturer specification for the proposed fixtures that are designed for this level of illumination.  I have yet to see one that is designed for more than the required 1ft candle as typically permitted.  Or provide a photometric plan demonstrating the required 3 ft candle illumination.

8) When the generator is submitted, identify whether it is an emergency (life safety) generator.  If it is, be sure do demonstrate compliance with NFPA 110.  NFPA 101:7.9.2.2.  Also provide what the intended use of the generator is?

 

9) Generator Ventilation

It appears that the louvered ventilation is interlocked with the generator when it is running.  How will ventilation be provided when the generator is not running? NFPA 31:4.1.2.2.3.

 

10) Mechanical ventilation must shut down upon activation of fire suppression systems.  Demonstrate this on the FP and the Mechanical plans.  NFPA 37:11.4.2.2. 

 

11) The building must be noncombustible or fire resistive construction.  NFPA 37: 4.1.2.2.1.  The plans indicate wood trusses and plywood sheathing.  How will this meet non combustible or fire resistive construction per NFPA 220.
