Plan reviewed for Clubhouse Fire Alarm System. Edwards Intelligent FACP model iO1000 addressable system. FACP reports to the Gate House Main FACP and the Gate House FACP dials out to monitoring company.

Reviewed using FFPC 7th edition effective Dec. 31, 2020. NFPA 1 and 101 references are Florida Editions of the code in the FFPC.

Tuesday, August 9, 2022 DF: Review of 2nd Resubmittal. NOTE: This plan set was originally part of a multi-building plan set. It is now on its own.

NOTE: Work has already been done without a permit. Double Fee.

RESUBMITTING:
A. Make necessary changes and resubmit everything in person to the Permit Center.
B. Once at the Permit Center swap out altered pages or insert new pages in EACH plan set (job and office). One copy of the removed/old pages will need to be resubmitted and labeled "OLD". Do not forget to remove pages for work not associated in this permit.
C. Provide a response to comments along with any supporting documentation.  Response to comments is REQUIRED not optional.
- The response to comments sheet will need to include a response to each numbered comment and tell us where in the plans the comment was addressed. Ex - "top left of page A11" or "Page E1 note 8".
- Code responses shall reference Florida Fire Prevention Code 7th Ed. (not Building Code)

Thursday, August 4, 2022 DF: Reviewer's Response: Received Updated plans that contains the Clubhouse, Flats 1 and 2, Generator building and the Gate House. I received the response to comments for the Clubhouse only. I did not receive a clearance sheet, application and packet for the Gate House; (M21-285).

I can not approve any of the buildings until ALL clearance sheets, applications and packets have been received and approved.

2) The matrix needs to show the following BDA (Two Way Radio) monitoring points: NFPA 1225:18.14.1.2

(2) System supervisory signals shall include the following:

(a) Signal source malfunction

(b) Active RF-emitting device failure

(c) Low-battery capacity indication when 70 percent of the 12-hour operating capacity has been depleted

(d) Active system component failure

(3) Power supply supervisory signals shall include the following for each RF-emitting device and active system components:

(a) Loss of normal ac power

(b) Failure of battery charger

(4) The communications link between the fire alarm system and the in-building emergency responder communications enhancement system shall be monitored for integrity.

3) Per the plans door hardware schedule the following rooms have doors are indicated as type W without glass and require notification strobes: Culinary Office 108, Chef Office 109, Finance Office 114, Conference Room 113 and Office 204. 101:9.6.3.5

Provide visual notification devices in these rooms.

Thursday, August 4, 2022 DF: Reviewer's Response: The Fire Inspector will verify the strobe affect inside rooms 108, 109, 113 and 114. Show the Fire Inspector determine that a strobe is necessary in one or all of these rooms, a strobe will have to be installed prior to an approval of the inspection is given.

4) The kitchen area utilizes gas cooking equipment, Provide Carbon Monoxide Detectors. 1010:12.3.4.4.1

6) I do not see any relays to shut off the HVLS fans in the exercise rooms (rooms 205 and 213). NFPA 13:.11.1.7

7) There is a Post Indicator Valve (PIV) or a back flow preventer assembly (BFP) for this sprinkler system. I do not see the supervision connection for this PIV / BFP. You will need to provide tamper monitoring.

Indicate this on the plans.
