Plan submitted for new 236 device monitored fire alarm system. Reviewed using FFPC 7th edition effective January 1, 2021. Review by the AHJ shall not relieve the applicant of the responsibility for compliance with the Code.

RESUBMITTING:
A. Make necessary changes and resubmit everything in person to the Permit Center.
B. Once at the Permit Center swap out altered pages or insert new pages in EACH plan set (job and office). One copy of the removed/old pages will need to be resubmitted and labeled "OLD". Do not forget to remove pages for work not associated in this permit.
C. Provide a response to comments along with any supporting documentation.  Response to comments is REQUIRED not optional.
- The response to comments sheet will need to include a response to each numbered comment and tell us where in the plans the comment was addressed. Ex - "top left of page A11" or "Page E1 note 8".
- Code responses shall reference Florida Fire Prevention Code 7th Ed. (not Building Code)

 

1) Do not see where all valves (including backflow and PIVs) are electronically supervised in accord with 101:9.7.2.1.1. Req by 101:30.3.5.1, sprinkler design criteria on F101, fire alarm design criteria E606, and several trade offs utilized. Show backflow/PIVs are electronically supervised.

2) Looking at E601 (FSD), the EOR wanted the damper smokes to be tied into fire alarm and fire alarm to shut dampers. According to E410-E413 there are a handful of dampers per floor. Looking at the shop drawings I see no dampers or smokes for each of the dampers.

NOTE: These smokes should not activate alarm but supervisory only. 101:9.6.3.2.2.

3) Page 6 shows that smokes will activate alarm. We do not want smokes that close the doors, dampers or elevator recall/shutdown to activate the alarm, just supervisory. 101:9.6.3.2

Thursday, March 30, 2023 Response to comments indicate "No units are Allocated for hearing impaired on the ADA Matrix"

Received email from designer Martin Koch dated 3/24/23 at 1226 in short indicating they meet the exception of 101:30.3.4.3.1(1). The email goes on to say the owner can accommodate a unit for a hearing impaired resident. Email printed and turned in to be scanned.

5) Clubhouse main pull station is 7ish feet from exit. Relocate to within 5'. 101:9.6.2.3

7) Looking at revised (6/13/22) A8.10 and revised A2.02, I do not see where SF4 (1st floor between clubhouse and residential), SF6 (1st floor clubhouse corridor in area of M/W restrooms), SF13 (1st floor gallery to outside patio), SF14 (1st floor door from fitness room to gallery), SF18 (1st floor from yoga to gallery), SF4 (1st floor door from mail room to outside), SF19 (1st floor overflow package room to mailroom), SF15 (2nd floor from co working to deck), SF17 (2nd floor cardio to co working) are tied into to release with fire alarm activation since these doors are shown to be sensor release locks. Show these doors tied in to release with fire alarm activation. 101: 7.2.1.6.2.

A8.10 and revised A2.02 both show the above doors as having sensor release.  Last Friday the meeting finally took place regarding access control door locks. The occupancy is intending to use some sensor release locks but they have not yet resubmitted showing clarification /location of door locks.  It did seem like they intend to use locks other than just strike release in some locations. You will need to wait to resubmit following the approval of new proposed locking arrangements.

8) There is still a hold on the building permit for a revision to address comment 8 & 13. Once the designer clarifies what locking arrangement (stand lock if strike plate releases, sensor release 101:7.2.1.6.2, electrically locked 101:7.2.1.5.6) then I can determine if these need to be tied in.

 Original A2.01 shows the doors (100, 115, 101, 102a) as having key fobs. Upon original plan approval 8/2021 comment 8& 13 required a revision to address this locking arrangement. I am not sure if these have to be tied in as no meeting or revision was submitted to address these key fobs.

9) Do not see where doors 114 (clubhouse corridor 2nd floor)and 108F (water service) are tied in to release the hold opens. Page A2.01 of original plans shows these doors to have mag hold opens. Show these door hold opens tied in to release with fire alarm via required smokes in accord with 101:7.2.1.8.2.

A2.01 shows these mag hold opens. Either: a) have A2.01 page revised showing hold opens removed prior to this resubmittal, b) show the hold opens tied in, or c) explain using the FFPC how this is not required.

Friday, July 7, 2023 RTC indicate "FA3 - I Have added Smoke detection and Door Release for 2nd FL Double Door 114. However door 108F is an Exterior door for an exterior Sprinkler Water Closet does not have the Door Hold open comment. Fir this door configuration only Door 104 of the schedule 13 Doors on property have this comment provision."

I see you provided a copy of the door schedule from A201. If you see the column with the "13" in it, that column is titled HRDW. If you goto the Door Hardware Schedule on that same page for hardware 13 it reads "magnetic hold opens - coord/fire alarm - release". Either: a) have A2.01 page revised showing hold opens removed prior to this resubmittal, b) show the hold opens tied in,

Monday, July 17, 2023 Received building revision at same time as fire alarm resub. Building revision shows door 114 being removed from a 1 hour rated separation. The revision was rejected until designer can answer how this penetration in the 1 hr separation is being achieved.
