Plan submitted for wet 786 head nfpa 13r sprinkler system  (CPVC pipe - FlameGuard) with on building fdc and manual class I wet stand pipes (steel pipe) in each stair. Reviewed using FFPC 7th edition effective January 1, 2021. Review by the AHJ shall not relieve the applicant of the responsibility for compliance with the Code.

NOTE: Monday, June 6, 2022 11:10:39 AM I called and was able to speak with Mr. Snyder. He confirmed that the standpipes are separate from the sprinkler system.

Unable to locate hose connection provided on the roof. 14:7.3.2.9 Roof slope shown on FPD.1 is 5 in 12.

 

RESUBMITTING:
A. Make necessary changes and resubmit everything in person to the Permit Center.
B. Once at the Permit Center swap out altered pages or insert new pages in EACH plan set (job and office). One copy of the removed/old pages will need to be resubmitted and labeled "OLD". Do not forget to remove pages for work not associated in this permit.
C. Provide a response to comments along with any supporting documentation.  Response to comments is REQUIRED not optional.
- The response to comments sheet will need to include a response to each numbered comment and tell us where in the plans the comment was addressed. Ex - "top left of page A11" or "Page E1 note 8".
- Code responses shall reference Florida Fire Prevention Code 7th Ed. (not Building Code)

 

1) Looking back at my building notes this building is 78000+ sf. I see that the stand alone stand pipes and sprinkler piping branch off the main bulk riser. Then looking at sprinkler piping for floors 1-4 (pages FP1.1-FP1.4) I do NOT see how the sprinkler is broken in to separate systems either by floor or so that it serves less than 52000sf. 13r:6.1.1  Show how the 13r sprinkler system does not cover more than 52000sf.

Wednesday, July 13, 2022 Response to comments indicate "See NFPA 13r handbook discussing the intent of section 6.1". Below this response was 13r:6.1. Essentially the 52000sf limitation is per floor. The over all building SF is 78000sf.

2) Plans show SIN R3516 head with k factor 4.9 being used. Manufacturer spec sheet page 3 for this SIN shows max coverage area of 16 x 16. How is this head being used in many locations that appear to exceed the 16x16 max coverage area. Example of SOME spaces: 20 x 20 bedrooms, living room areas in 2 bdrm on corners of building, corridor heads are located 18' apart. 13r:6.4.6.3

Wednesday, July 13, 2022 Response to comments indicate "Reliable 4.9k pendant is listed for up to 20x20 spacing. The sprinkler spacing is defined as 18x18 unless noted otherwise. You may be looking at the 3.0k pendent on page 3 of the cut sheet which the spacing is limited to 16x16 spacing."

3) Page FPD.2 shows detail for antifreeze. Confirm this is a standard detail and that this isn't being used in this system. If antifreeze being used in this building, point out where antifreeze will be used.

4) I am confused looking at typical floor control detail (stand pipe) on upper left of FPD.1, it shows a stand pipe with a connection above the hose connection looks like what would goto supply floor sprinklers. Upper mid page of FPD.1 also shows building elevation detailing the stand pipe for buildings 1- 3. But page FP1.0 shows the stand pipes are not combined with the sprinklers. Looking at piping the bulk main splits and feeds the stand pipes and then the sprinklers separately.

Either: a) update typical floor control detail to show just stand pipe with no sprinkler floor tie in and show this tie in on elevation detail upper mid page of FPD.1 for this building 5 OR b) clarify what that tie in is on the typical floor control detail on upper left of FPD.1  and show this tie in on elevation detail upper mid page of FPD.1 for this building 5 OR c) update the piping pages to FP1.0-FP1.4 and stand pipe elevations showing correct piping layout for this building 5.

I am still not seeing the gauges, shut off valve and drain at the top of each stand pipe. What page number? Where? At the top of FPD.1 there is small blurred print at the top of the stand pipes that is illegible. Is this what you mean? What does it say?

 

6) Where are the isolation valves for each stand pipe? 14:6.3.2

I found it on FP2.0 Keynote 4.

Reminder for buildings under construction NFPA 14 Ch12 :  

-At least one approved hose valve for attaching fire department hose shall be provided at each intermediate landing or floor level in the exit stairway, as determined by the authority having jurisdiction. 14:12.5.1

The standpipes shall be extended up with each floor and shall be securely capped at the top. Top hose outlets shall be not more than one floor below the highest forms, staging, and similar combustibles at all times. 14:12.6

7) 1 set of plans for 2 separate sprinkler permits under master permit 12201287 and 12201288. This comment will not be signed off until both clearance sheets have all other comments addressed.

 

8) Unable to locate FDC specifics. FDC connections on piping LARGER than 2 inches shall be equipped with a five (5) inch Storz connection and shall have a 30 degree downward deflection. NFPA 24:5.9.1.2, and 5.9.2.4
