Plan reviewed for new 8,037 Sf Type VB(V(000)) construction, Non-Sprinkled Class B Mercantile (convenience store) with Separately Permitted Car Wash, Fuel Tanks, Fuel Canopy, Generator, EV Charging Stations.
Reviewed using FFPC 8th edition effective Dec. 31, 2023. NFPA 1 and 101 references are Florida Editions of the code in the FFPC.

RESUBMITTING: A. Make necessary changes and resubmit everything in person to the permit center. You may not make handwritten alterations on signed and sealed plan pages. B. Once at the Permit Center swap out altered pages or insert new pages in EACH plan set (Job and Office). One copy of the removed/old pages from the JOB Copy will need to be submitted and marked "OLD". Do not forget to remove pages for work not associated to this permit. All plan papers must be the same size. C. Provide a response to comments along with any supporting documentation. Response to comments is REQUIRED not optional. - The response to comments sheet will need to include a response to each numbered comment and tell us where in the plans the comments was addressed. EX - "Top Left of Page E1-1" or "Page E1 Note 8". - Code responses shall reference Florida Fire Prevention Code, 8th Ed.

4) Common path of travel from the inside of Freezer 109C through the Beer Cave 109A closest path to front of Cashier Counter 101 is approximately 120 to 125 feet. Common Path for a non-sprinkled Class B Mercantile is 75 feet. 101:36.2.5.2(1).
How will you meet the Common Path requirement of 101:36.2.5.2.

EOR response:
The common path of travel from the freezer(Uninhabited and un occupied) is 60'-6" to just outside the beer cave door(109A).
At which point there are two separate and distinct paths of travel provided to two separate exits. as required by code.
NFPA 101:3.3.48 define the common path of travel as the portion of exit access that must be traversed before two separate and distinct paths of travel to two exits are available.
As discussed on the phone the other day(7/22/25) this existing scheme isn't appreciably different than existing through the open office with modular furniture defining the two separate and distinct exit paths. In our case instead of modular furniture we have fixed merchandising display units that creates the separate and distinct paths of travel.
This exiting scheme is in compliance with NFPA 101:36.2.5.2

Reviewers Response: I do understand your description of the common path of travel starting outside the beer cave (109A). However, the common path of travel defined as the portion of the exit access that must be traversed before two separate and distinct paths of travel to two exits have not been meet.
Both paths on the life safety page A1-0a lead you to the same exit before the paths become separate and distinct. The exit paths should be recognizable different and readily distinguishable. The second path of travel does not become separate and distinct until they merge close to the front counter area (101).

Per our conversation including the Fire Marshal, 3 additional exit signs have been added to assist in clarifying the two separate and distinct exit egress paths of travel. A A1-0a and E1-1 clouded.

Per your conversation with our electrical engineer on 7/25/25 the emergency egress illumination plan will be submitted separately. Based on this plan additional emergency egress illumination will be added as needed.

Also, the exit sign at door #107 is missing. An exit sign is also needed at Door 104 (Kitchen). 101:36.2.10.

7) CO2 Monitoring: Life Safety Sheet A1-0a shows the CO2 detection/warning system locations. Current CO2 strobe locations are not positioned to warn the cooking areas. The Control Unit is indicated to be on the Low Voltage wall. The control panel is required to outside the hazard area. NFPA 55:13.11, NFPA 1:63.9
a) Move the CO2 control unit to outside of the hazard room
b) Provide CO2 warning signage [NFPA 1:63.9.9] outside of doors 103, 104 and 105A.

9) Type 1 grease hood, duct and suppression system are to be a deferred submittal. No review is being conducted currently for the hood, duct and its suppression system.
Sheets M3-1, M3-2, M3-3, M3-4, M3-5, M3-6, M3-7, M3-8, M3-9, M3-10 and M3-11 contain econ-air type-1 grease hood, duct and/or suppression system.
Either Remove these Sheets or mark them: “TYPE-1 GREASE HOOD, DUCT AND SUPPRESSION ARE DEFERRED SUBMITTAL AND SHOWN HERE FOR REFERENCE ONLY”.

10) NOTE: While the duct is not being reviewed currently, it is noted that the duct is running approximately 35 feet horizontally inside the building before turning 90 degrees horizontally to the outside.
NFPA 96:7.1.2 requires the duct to lead directly to exterior of the building, so as not to unduly increase any fire hazard.

EOR response: The exhaust ductwork from the Type 1 hood is routed in compliance with NFPA 96:7.1.2 directly to the nearest, code compliant, direct access to the exterior.
The roof above is sloped and does not provide space for an equipment service platform.
There are no closer locations which are code compliant to shift it closer to the enclosed patio #111 would put the wall termination within 10' of the adjacent building and associated combustible construction. (NFPA 96:7.8.3. (1)

Reviewer's response: Being that this is a deferred submittal this comment will be signed off. The requirements for NFPA 96: 7.1.5 regarding slopes and NFPA 96: 7.4.1.2 regarding openings will be reviewed for compliance when submitted.
