Plan reviewed for Revision to Approved Plans. Plans now show the 2nd floor has been changed from Storage Occupancy to a One and Two Family dwelling along with other modifications in the 1st floor. The Occupancy classification is now Assembly on 1st Floor and One & Two Family Dwelling on the 2nd Floor "Separated". 

Sheets provided for review: P4 (new), A102 (new), CS, G101, G102, A101, A151, A201, A601, A801, A802, E150,

Reviewed using FFPC 8th edition effective Dec. 31, 2023. NFPA 1 and 101 references are Florida Editions of the code in the FFPC.

Thursday, August 14, 2025 DF: Review of 1st Resubmittal. NOTE: No Response to Comments Provided.

 

RESUBMITTING:
A. Make necessary changes and resubmit everything in person to the permit center. You may not make handwritten alterations on signed and sealed plan pages.
B. Once at the Permit Center swap out altered pages or insert new pages in EACH plan set (Job and Office). One copy of the removed/old pages from the JOB Copy will need to be submitted and marked "OLD". Do not forget to remove pages for work not associated to this permit. All plan papers must be the same size.
C. Provide a response to comments along with any supporting documentation. Response to comments is REQUIRED not optional.
- The response to comments sheet will need to include a response to each numbered comment and tell us where in the plans the comments was addressed. EX - "Top Left of Page E1-1" or "Page E1 Note 8".
- Code responses shall reference Florida Fire Prevention Code, 8th Ed.

 

1) Emergency Lighting Hold (comment #18) on original plans review. I see that some EL's have been added to Sheet E150. I do not see any EL's in the following rooms that were mentioned original plans review: Green Room (170, Bridal Lounge (170), Loading (180), Fire Protection Room (190), Hallway (156).

Provide additional Emergency Lighting and/or provide emergency lighting photometrics demonstrating compliance with 101:7.9.2.1.1.

2) Climate control hold for sprinkler review comment #7 regarding the climate control of the following rooms: Storage 182 / Main C.1, Electrical 183, Loading 180 / Office 181, and Fire Protection Room 190 (Sprinkler Riser Room). 13:16.4.1

Provide a Mechanical Sheet showing ALL 9new and existing) HVAC ducts, register locations etc. so I can verify all areas that have sprinkler piping and sprinkler heads are protected from falling below 40°F.

3) Additional Information Only - No Response Necessary. The 2nd floor storage area has been changed to two (2) residential units with independent means of egress. The occupancy classification for these residential units is One & Two Family Dwellings (101:6.1.8.1.1). The One & Two Family Dwellings are separated from the assembly by a 1 hour fire barrier and the Fire Sprinkler system is electronically supervised in accordance with 101:9.7.2 [101:6.1.14.4.1(a).

One & Two Family Dwellings are not governed by the FFPC 8th ED. and as such no Fire Review was performed on the 2nd Floor.

A HOLD has been placed at insulation inspection (109) until either: a) a permit has been pulled or b) a letter submitted from respective system contractor indicating they evaluated that the existing system meets the occupancies Code requirements and no work to be done to the existing system to meet Code based on the work in this permit:

- Fire Alarm System: 2ND FL CHANGE TO RESIDENTIAL. BFP TO BE ELECT SUPERVISED
- Fire Sprinkler System: 2ND FL CHANGE TO RESIDENTIAL. BFP TO BE ELECT SUPERVISED
- In Building Radio Permit or Passing Test Report
- HOLD 105 INSP SMOKE / FIRE DAMPER INSP / TEST
