2) Sheet AL203

The new 3rd floor meeting rooms are considered assembly occupancies per NFPA 101:18.1.3.10.  The plans identifies them as accessory occupancies.  However assemblies are not considered accessory occupancies in the fire code (NFPA 101:6.1.14.1.4) nor are they considered incidental occupancies (NFPA 101:6.1.14.1.3).  Therefore the 3rd floor in its entirety is being reviewed as Multiple/Mixed use, Healthcare and Assembly.  NFPA 101:6.1.14.3.

Provide a code analysis based on both occupancy chapters and update the code summary to indicate this.

------------------------------

Thursday, March 27, 2025 PJW- Per RTC, "As discussed in our recent correspondence, the Life Safety Plans have been labeled to indicate that the Multipurpose Rooms, when combined shall never exceed 36 occupants.  Therefore, an occupancy separation is not required.

Per NFPA 101:7.3.1.3.2 room signs shall be provided in both rooms with the occupant limit clearly listed.  Diagrams of the approved furniture arrangements will be included as well.  Se revised sheet AL203."

Thursday, March 27, 2025 PJW Reviewer Response- This arrangement was approved by Fire Marshal Dowling.

3) Provide occupant load calculations on the plans for the meeting rooms utilizing both the concentrated (7) and unconcentrated (15) factors based on the potential flexible use of the space and what appears to be storage for the table and chairs. NFPA 101:7.3.1.2.

--------------

Thursday, March 27, 2025 PJW- See reviewer response to comment 2.

3/27/2025 PWebb

4) It appears that the occupant load for both meeting rooms (room divider closed) will exceed 50 persons.  Based on this a second remote means of egress is required from both meeting room 3105B AND 3109A (room divider closed).  NFPA 101:12.2.4.2, 7.4.1.1.

--------------

Thursday, March 27, 2025 PJW- See reviewer response to comment 2.

6) Ensure that all doors leading from Meeting Rooms 3109B and 3109A are equipped with panic hardware.  NFPA 101:12.2.2.2.3.

-------------

Thursday, March 27, 2025 PJW- Per RTC, "These doors now include panic hardware".

3/27/2025 PWebb

7) The occupant load for the 6th floor penthouse exceeds the 200' maximum permitted by NFPA 101:18.2.6.2.1.  This appears due to the removal of a wall rating.

--------------

Thursday, March 27, 2025 PJW- The 2 hour wall has been added back.

8)Informational comment

The question was raised regarding the door swing of electrical room 1279 since the door swing was changed from an out-swinging door to a in-swinging door.  Per the Architect, the room does not meet the ampere/voltage requirements that would require panic hardware.
