RESUBMITTING: Please make necessary changes and resubmit the complete permit application package. Response to comments / plans / specifications should be submitted to the Permit Center as a resubmission for the original project unless other arrangements are made with the Fire Plan Reviewer or the Fire Plan Review Supervisor.

To help speed the review process you should include a written response to comments summary to clarify and/or illustrate corrections on plans (bubbling, highlighting, or notations are best). Please use the Florida Fire Prevention Code 7th Ed. for all code reference in a response to comments. You are required to remove old pages and reinsert the new pages.

The numbered items require a response or plans to be updated to complete the review.

1) The pool, pool deck and pool fencing are to be submitted as a separate permit. I see a separate clearance sheet C2021-006778*001 has been issued for the pool and submitted for review.

Any information in this plan set that refers to the pool, pool deck and any fencing need to be removed or identified as informational only OR Not Part of This Permit.

2) The referenced Life Safety code is incorrect. Florida uses the Florida Fire Prevention Code 7th ED. which includes the 2018 editions of NFPA 101 and NFPA 1 FL editions. FAC 69a-3.012

Update the design criteria to include the FFPC 7th Ed. and verify the plans are reviewed accordingly.

3) Pool Equipment Room and Pool Chem Rooms.

a) The pool equipment room (part of the Amenity Center Building), will this be the room that the pool chemical tanks, pumps, etc are to be? T

b) "Pool Chem" rooms: Will these be for storage of the chemicals or will they also contain the pool equipment such as the chemical tanks, pumps, etc.?

Tuesday, December 7, 2021 DF: Response: Per SDS sheets provided one of the rooms will have Sodium Hydrochloric Acid and one room will have Sodium Hypochlorite Solution.

Sodium Hydrochloric Acid Room to have the following:

a) A water fire extinguishing can inside the room at the exit door.

b) A NFPA 704 Sign on the exterior of the door with the following numbers: Health - 3, Flammability - 0, Instability - 1 and special - "COR".

Sodium Hypochlorite Room to have the following:

a) A water fire extinguishing can inside the room at the exit door.

b) A NFPA 704 Sign on the exterior of the door with the following numbers: Health - 2, Flammability - 0, Instability - 0 and special - blank.

4) Emergency lighting shown is provided by wall pack type emergency lighting. With my experience, a typical wall pack emergency light usually mounted 8' above the floor covers approx. 8' either direction with a 3' wide path.

The following areas do not appear to provide adequate emergency lighting: center of the Fitness Room, Covered Gathering Areas.

5) The emergency lighting appears to be on its own circuit.

Show the emergency lighting on the same circuit as the normal lighting in the area the EL serves.

Make sure that emergency lighting systems are arranged to provide the required illumination automatically in the event of any interruption of normal lighting due to any of the following:  NFPA 101 7.9.2.3
(1) Failure of a public utility or other outside electrical power supply
(2) Opening of a circuit breaker or fuse
(3) Manual act(s), including accidental opening of a switch controlling normal lighting facilities.
NOTE: Our office has experienced issues with large projects that have emergency generators not being prepared to comply with item #2.

6) Plans call for a manual fire alarm system. I am not able to find any other reference to a fire alarm system. Confirm there will be a fire alarm system.

9) Provide the square footage of the pool deck for occupant load purposes. 

Thursday, October 14, 2021 DF: Review of the pool plans (clearance sheet c21-6778*1).

Pool deck is 5,683 SF / 30 = 190 people.

Pool water surface is 4,500 Sf / 50 = 90 people.

11) The double gate shows panic on egress side and card reader. How will the gate be secured? By electric strike, mag lock, etc.?

Wednesday, December 8, 2021 DF: Response: Sheet 8.0 was replaced and no old sheet A8.0 was provided to compare. The Gate hardware shows both a 54 inch vertical pull rod and a panic par. I spoke with architect and per the architect the latches / locks will be electric strike type and the panic hardware will be free egress. Architect understands and agrees that if the panic hardware or any egress door is not free egress and/or mag-locks are involved that a revision to the approved plans will have to be submitted for the affected locking arrangements.
