Plans for a preliminary review of a 157,522sf Class A Mercantile Occupancy that will be provided with fire sprinklers supplied by a fire pump, and a fire alarm system. There will also be a tire storage area with tire installation bays. The building is constructed as Type VB. The total occupant load is 2207.

3) In Building Radio Enhancement System (BDA)
This building is required to have a third party contractor conduct a two-way radio communication test in accordance with NFPA 1:11.10 and NFPA 1221 (2016 ED.) by the time of the framing inspection.
St Johns County Fire Rescue’s radio control frequency is 853.8875. You will need to provide this information to your third party contractor.
NOTE: A copy of this report must be provided and submitted to our office as a revision before the 105 framing inspection. A 105 Framing Hold has been placed until receipt of the revision.
-If it passes the inspection radio testing at the framing stage, you will need to submit as a revision as we will record the documentation and remove the hold.
- If the third party paperwork indicates the test is not satisfactory, then the contractor will have to submit for a revision. The revision will need to include: the unsatisfactory test paperwork, outline of corrective measures, and plans to illustrate the corrective measures to meet requirements provided by the design professional.
At the final, you will be required to provide satisfactory testing by the third party contractor following the installation of the in building radio enhancement system.

8) A 150 gallon double wall diesel tank is indicated in the FP drawings for the diesel fire pump. Provide SDS sheets for the proposed diesel fuel indicating the classification of the proposed liquid that will be used so I can verify code compliance with NFPA 1 Chapter 66. The specifics on the tank itself will be reviewed when the fire pump is submitted.

10) A CO2 Alarm is indicated on the plans. Provide the manufacturers specifications and installation instructions for the proposed system.

User manual and specs provided for a Logico CO2 MK9/MK90 CO2 alarm. However I need the plans to show a couple more things as indicated below.
-
Show the CO2 piping on the plans. In a conversation with the architect he believes that the CO2 is piped outside of the kitchen to the drink machines, where the bag in boxes are located. If this is the case, a CO2 sensor/s will need to be located in the vicinity outside of the kitchen per the manual.

Per the manual page 7, the central unit must be located outside of the room or area being monitored. Currently the central unit is shown in the same room as the CO2, near the door. The central unit cannot be located in a place where a leak could affect access to the unit.

11) I see a used cooking oil storage tank referenced on sheet A501.4 but I do not see the location or size of the tank. If inside the building, show compliance with 1:66.19.7. If outside the building, indicate tank size (in gallons) and be prepared to submit for tank permit if over 60 gallons. Permit will need to show compliance with NFPA 1 Chapter 66 (1:66.9.19, 1:66.21) for a combustible IIIB liquid.

12) Provide a door hardware schedule on the plans or the 087100 section from the project spec book. The door hardware chart indicates the hardware classifications but no indication of what the classifications are. Identify which doors will have card readers and how they will function. Will it be electronic release with mechanical free egress, electric strike etc. Also it appears that most exterior doors will be alarmed. Will they be delayed egress. Please clarify in the hardware schedule.

Specs provided for the acuity brands/Lithonia high mount emergency light. The information provided did not indicate the mounting height/spacing or coverage of the light. I was not able to find the light online in an attempt to find the information. Provide manufacturers specs providing this information. If the manufacturer does not indicate, then photometrics will be required demonstrating the required coverage (minimums, average etc).

15) Sprinkler Criteria is provided full size on sheets FP1.0, FP2.0, FP3.0, FP4.0, FP4.1, FP4.2, FP5.0. The sheets were provided with NRG Fire Consulting on the title block with no PE seal. The sprinkler criteria must be sealed by a PE.
An ENGINEERED sealed Design Criteria for a fire sprinkler system exceeding 49 heads is required to be submitted with the general construction documents. We are unable to approve the plan until this information is provided. It is not a full set of shop drawing FLORIDA ADMINISTRATIVE CODE 61G15-32.004
