Plan reviewed for Installation of 6 inch fire main with DCDA BFP, one fire hydrant, one FDC to 1 foot AFF at Clubhouse and, 6 inch reduced to 4 inch at FDC for pool house to 1 foot AFF at pool house.

Reviewed using FFPC 7th edition effective Dec. 31, 2020. NFPA 1 and 101 references are Florida Editions of the code in the FFPC.

Tuesday, August 10, 2021 DF: Review of 1st resubmittal. NOTE: All new plan sheets provided. One old set of plans provided.

Friday, September 10, 2021 DF: Review of 2nd Resubmittal. Additional pages attached to the plan set have been submitted with this resubmittal that are civil plans and are not part of the approved plan set. The following plan sheets are a part of the approved plans. ALL other plan sheets NOT a part of the approved plan set  have been stamped "NOT PART OS THIS PERMIT".

Plan Sheets T-1 (cover sheet), C-6, GW-1, GW-2, GW-3, and GW-4 are the approved plan

 

RESUBMITTING: Please make necessary changes and resubmit the complete permit application package. Response to comments / plans / specifications should be submitted to the Permit Center as a resubmission for the original project unless other arrangements are made with the Fire Plan Reviewer or the Fire Plan Review Supervisor.

To help speed the review process you should include a written response to comments summary to clarify and/or illustrate corrections on plans (bubbling, highlighting, or notations are best). Please use the Florida Fire Prevention Code 7th Ed. for all code reference in a response to comments. You are required to remove old pages and reinsert the new pages.

The numbered items require a response or plans to be updated to complete the review.

 

1) Plans submitted with a Fire Marshals Miscellaneous Review Permit Application. Fire service mains are to be applied for with the Fire Marshals Private Fire Service Systems and/or Water Main…

Provide the appropriate FM permit application(s).

Tuesday, August 10, 2021 1120 Hrs. DF: Spoke with Elliot Jones via phone regarding this comment. I agreed to hold the plans until Thursday noon before rejecting to provide time to provide an additional permit application for the Pool House.

 

2) The fire mains for each building will need to be permitted separately as each underground is tied to their respective building. The way the BFP, fire mains, FDC’s and hydrant is laid-out in this plan set, two permits would be needed.

For example: The clubhouse could have the fire main and its underground including the hydrant and its FDC on one permit. The pool house could have its underground main and it’s FDC on the pool house’s FM permit.

Indicate on the plan set which section / portion of the fire main, FDC, Hydrant, etc. is for which permit.

3) Missing 2nd set of manufacturer’s specification’s sheets.

4) Sheet C6 has Special Notes: 2. “Approval of these plans do not include approval for private underground water mains, fire hydrants and fire sprinkler mains.

This note needs to be removed from this set of construction plans before I can approve this set of plans.

5) Enlarged Plan on sheet C6: Once the fire main reduces from 6” to 4” I am not able to see / follow the fire main connections to the clubhouse. Plans indicate the Pool house fire protection line over 4” Clubhouse FDC Supply Line.

a) Provide an enlarged plan showing the fire main and pool house fire mains their connections and how the FDC’s for each building are connected to those fire mains.

b) If the FDC will have separate lines to the building, show those lines on the plans.

c) Show control (isolation) valves for the clubhouse and for the pool house. NOTE: If the FDC is connected to the clubhouse and/or pool house mains, show the isolation valves BEFORE (fire main side) the FDC’s. 24:5.9.3.2

d) Show check valves on the FDC lines on the main/supply side of the FDC. 24:5.9.3.1

Tuesday, August 10, 2021 DF: Item c) A control valve (gate valve) has been added to the 6" Fire Service line after the fire hydrant line and before the 6"x4" tee to the Clubhouse fire line. This valve will shut down fire service line to both the Clubhouse and Pool pavilion. A control valve needs to be provided for each buildings fire service line.

The control (gate) valve(s) should be on the individual buildings fire service lines. Fore example, the Clubhouse should have the isolation valve on the clubhouses 4" line and the Pool House should have its isolation valve on the Pool House 4" fire service line after 6" to 4" reducer.

7) There are three (3) models of the DCDA BFR assemblies shown in the manufacture’s spec sheets provided.

Identify which model BFP assembly is being installed.

11) The hydrant appears to be close to the drive. Provide enlarged exhibit showing the hydrant, drive edge and protective bollards. 24:7.3.5, 24:10.4.2.2.6

Show an exhibit of the bollard placement. Bollards shall be:

a) Constructed of steel not less than 4 inches (102 mm) in diameter and filled with concrete.

b) Not less than 3 ft. (0.9 m) deep in a concrete footing of not less than 15 in. (380 mm) diameter.

c) With the top of the posts not less than 3 ft. (0.9 m) above the ground.

d) The bollards shall be placed in such positions to protect the hydrant from impact from the front and both sides facing / near the drive BUT shall not interfere with the operation of the hydrant and placement of the fire hose.

13) The hydrant exhibits show loose gravel at the bottom of the hydrants where the flat stone or concrete is to be placed. 24:7.3.1, Annex A7.3.1 (Figure A7.3.1)

Provide exhibit(s) showing the flat stone or concrete slab in place.

Gravel is permitted around the sides of the flat stone/concrete slab for drainage.
