Plan reviewed for new Complete Fire Alarm System monitoring a 2 story ALF w/Memory Care, Sprinkler System, Fire Pump.

Reviewed using FFPC 7th edition effective Dec. 31, 2020. NFPA 1 and 101 references are Florida Editions of the code in the FFPC.

Wednesday, August 9, 2023 DF: Review of 1st Resubmittal. Old Sheets provided, However, a complete NEW set of plans have been submitted with significant changes not related to the review comments are noted in the "Response to Reviewed Submittal. A Hourly review fee is being applied for the resubmittal review.

 

RESUBMITTING:
A. Make necessary changes and resubmit everything in person to the Permit Center.
B. Once at the Permit Center swap out altered pages or insert new pages in EACH plan set (job and office). One copy of the removed/old pages will need to be resubmitted and labeled "OLD". Do not forget to remove pages for work not associated in this permit. All plan pages must be the same size.
C. Provide a response to comments along with any supporting documentation.  Response to comments is REQUIRED not optional.
- The response to comments sheet will need to include a response to each numbered comment and tell us where in the plans the comment was addressed. Ex - "top left of page A11" or "Page E1 note 8".
- Code responses shall reference Florida Fire Prevention Code 7th Ed. (not Building Code)

 

1) Need Notification devices in the following rooms (NFPA 101:9.6.3.5):

2) I do not see where the Backflow Preventer is being monitored. I see notation on Sheet E7.3 in the Director of Sales room with an arrow pointing to the CT2 module in the Riser / Fire Pump Room stating "Field Verify exact location and quantities of flow/tamper switches to be monitored by the Fire Alarm System. 101:6.1.14.4.1(a)/(b), 101:9.7.2

Verify with the Fire Sprinkler Contractor the number of control valves including the Sprinkler Systems Back Flow Perverter and ALL of the sprinkler systems control valves. This includes all of the Fire Pump Control Valves too.

Show the tamper switches being accounted for in the plans as well as the Fire Alarm System Riser. Diagram.

3) I do not see the connection points to monitor the BDA System. The requirements of monitoring the BDA by the Fire Alarm System is located in NFPA 1225 Section 18.14.1.

Show these monitoring connections in the Plans and in the Fire Alarm System Riser on the plans.

Need to show the connections and show in the Sequence of Operation Matrix the BDA points as noted in 1225 Section 18.14.1.

 

4) I was unable to locate any duct detectors on the plans or in the Fire Control System Riser. Provide duct detectors in the plans and in the Fire Alarm System Riser and/or identify them in the plans.

 

Air handlers with more than 2000 CFM are required to have duct smoke detectors. NOTE: If there is a FIRE ALARM SYSTEM in the building the duct smoke detector must also be connected to the fire alarm system. (NFPA 90A:6.4.4.2)
Where smoke detectors required by 6.4 are installed in a building not equipped with an approved fire alarm system as specified by 6.4.4.2, the following shall occur:
1. Smoke detector activation required by section 6.4 shall cause a visual signal and an audible signal at a normally occupied area.
2. Detector troubles shall be indicated visually or audibly in a normally occupied area identified as air duct
