Plan reviewed for interior build out of shell. 5,300 SF Type IIB construction, Sprinkled, No fire alarm, Assembly - Restaurant.
Reviewed using FFPC 7th edition effective Dec. 31, 2020. NFPA 1 and 101 references are Florida Editions of the code in the FFPC.

RESUBMITTING: Please make necessary changes and resubmit the complete permit application package. Response to comments / plans / specifications should be submitted to the Permit Center as a resubmission for the original project unless other arrangements are made with the Fire Plan Reviewer or the Fire Plan Review Supervisor.
To help speed the review process you should include a written response to comments summary to clarify and/or illustrate corrections on plans (bubbling, highlighting, or notations are best). Please use the Florida Fire Prevention Code 7th Ed. for all code reference in a response to comments. You are required to remove old pages and reinsert the new pages.
The numbered items require a response or plans to be updated to complete the review.

1) Exit signs must match BOTH Electrical page(s) and Life Safety Code page(s).

2) Sheet A-1 indicates the used cooking oil will be stored outside by the dumpster(s) in a tank approx. 200 gallon capacity.
Provide a St Johns County Fire Marshals Above Ground Tank Permit. Show compliance with NFPA 1 Chapter 66 (1:66.9.19, 1:66.21) for a combustible IIIB liquid.

3) Sheet A-1.4 indicates a large CO2 tank outside the building. Will CO2 beverage system exceed 100 pounds? If so, demonstrate compliance with NFPA 55:13.10.
NOTE: Make sure to include CO2 tank location, CO2 piping to mixing location (ex- bag/box), indicate which option will be used (ventilation vs sensor/notification) AND show compliance with chosen option of compliance. If Sensor/notification, show locations of the devices.

4) Sheet A-4.2: Door 102's hardware noted as "Existing Door & Hardware To Remain".
Provide the door hardware for this double door set. This This double door set requires panic hardware. 101:12.2.2.2.3.
NOTE: 101:12.2.2.2.4 is only permitted on the main exit single or single pair of doors

5) No Illumination of means of egress noted for the outside dining area and through to the end of the planter. 101:12.2.8
If the original shell is providing this lighting or the lighting is new/changed with this build out, show the lighting on the plans and note it as necessary for clarity.

6) Emergency lighting: No emergency lighting noted in the outdoor dining area, outside all exit doors and inside the bar. No manufacturer make / model or manufacturers specification sheet provided to determine if the placement of the emergency lighting meets the manufacturers installation requirement to meet NFPA 101:7.9
Some of the EL's are on the walls over racks, equipment which detracts from the covered egress path. It has been my experience that with today's technology emergency lighting coverage varies greatly. Even with new technology, most EL's only cover a 3' or 6' wide egress path from the wall/location mounted and depending on manufacturer/model, only 8' to each side.
a) Provide the manufacturers specification documentation so I can verify coverage. OR,
b) Provide photometrics demonstrating the EL's coverage complies with 101:7.9.2.1.1
NOTE: Not all Wall type EL's are listed for ceiling mount. If the EL's are to be mounted on the ceiling, provide the ceiling height.
