Plan reviewed for a shell build out of a 2,358 FT2 units 5 & 6, type IIB construction, sprinkled, fire alarm, and lightning protection.
Reviewed using FFPC 7th edition effective Dec. 31, 2020. NFPA 1 and 101 references are Florida Editions of the code in the FFPC.

1) This facility is classified as an Animal Housing Facility and is to comply with NFPA 150 and the Florida Fire Prevention Code 7th Ed. NFPA 1:35.1. NFPA 150:3.3.4
Provide a complete code analysis for this project. NFPA 1: 1.7.12
Please illustrate occupancy type and compliance with the adopted edition of the Florida Fire Prevention Code and NFPA 150 2016 edition.
Below are some of the code requirements that need to be answered in order to conduct a thorough review.

2) Occupant notification of a fire by means of a Fire alarm system required and shall meet 150:9.3. 150:4.2.4

7) Provide the minimum width requirement for egress width of doors as required by 150:8.1.2.2.

8) Portable fire extinguishers are to be spaced so no more than 50 feet of travel is required to reach any fire extinguisher.
The fire extinguisher located room 109 on the LSP has a travel distance more than 50 feet. Show on plans compliance with 150:9.4 Also, show the extinguisher locations on the floor plan page.

9) Lightning protection is required for this facility. 150:11.3.4, 12.3.4, 13.3.4
NFPA 150 indicates lightening protection for this type of occupancy. At this time the fire department will not review or inspect this type of system. This office requires a 3rd party inspection. Please remember installation is required to meet NFPA 780 and UL 96A. The installing contractor will be required to provide certification to the fire inspector at the time of fire final indicating compliance with NFPA 780 and UL96A was met.

10) Duct smoke detectors in addition to 90A:6.4.3 are required to be connected to the fire alarm system. 90A:6.4.4.2

11) What are the occupancy classifications on either side of this unit? Provide classification in accordance with NFPA 101 chapter 6 on either side of this unit?

12) This facility utilizes CAT5 lighting systems. Demonstrate on the plans how the emergency lighting will comply with 101:7.9.2.3 (1), (2), and (3).

INFORMATIONAL ONLY NO RESPONSE NECESSARY: At the time of fire final be prepared to provide a copy of the manufacturer specification sheets to the fire inspector showing that each interior finish will meet:
- Exit and Exit Access Corridors Wall and ceiling finish will meet Class A or B in accordance with ASTM 84. 150:1.1.1
- Interior Wall and ceiling finish will meet Class A or B in accordance with ASTM E84. 150:1.1.2
- Floor finish shall meet either: a) ASTM D 2859 for carpet and carpet like materials or b) has a minimum critical radiant flux of .1 W/cm2 for non-carpet flooring. 101:38.3.3.3.3.
If there are multiple finishes, label each spec sheet identifying each product, its location AND highlight the area showing illustrating it meets the applicable Code requirement.

It will need to be mounted at building entrance. Use the link below to order the box off of their website. It is imperative to fill in all the sections with the correct information to ensure your access box is keyed properly. The required box for this jurisdiction is the "LBI FAIL- SAFE- LOCK BOX WITH TAMPER SWITCH". This is usually the first box listed and is approx. Remember when the form references the fire “department/ issuing agency” and “authorized signature” you must indicate "St. Johns County Fire Rescue". INFORMATIONAL ONLY NO RESPONSE NECESSARY: Each new Fire Wall, Fire Barrier, Fire Partition, Smoke Barrier, Smoke Partition, or any other new wall required to have protected openings shall be permanently identified with signs or stenciling above any decorative ceiling and in concealed spaces with the wording, "FIRE AND SMOKE BARRIER - PROTECT ALL OPENINGS", or similar language. Such signs or stenciling shall be 4 inch high letters, 1/2 inch stroke, and not more than 15 feet on center. NFPA 101 8.3.2.4
If wall is fire rated, also add sign that indicates rating in hours.
