Plans for a 30,450sf shell addition to an existing 35,593sf Mercantile building for Retail 1C.  The addition has a slab, tenant separation walls, and no restrooms.  The existing building is protected with a fire sprinkler system and a fire alarm system to monitor sprinklers only.  The proposed addition is also showing that sprinklers and fire alarm will be in place.  The addition is designed as a class B Mercantile due to the 1 hour tenant wall separations.  The future tenant spaces are indicated as follows.  JR106-Future Old Navy 13500sf. JR107-Future Bath and Body Works 3900sf.  JR108-Future Ulta Beauty 10,790sf.   The plans are NOT APPROVED for the following reasons:

INFORMATIONAL ONLY NO RESPONSE NECESSARY:
The system(s) outlined in this set of plans is conceptual.

A HOLD has been placed at framing (105) until either: a) a permit has been pulled or b) a letter submitted from respective system contractor indicating no work to be done to the existing system:
- fire alarm system
- fire sprinkler system
- fire underground

Ensure that the storefront doors that do not show panic hardware, do not require a key, tool, or special knowledge to operate.  If a keyed lock (on the egress side) is proposed, demonstrate compliance with NFPA 101:7.2.1.5.3 specifically as it relates to 7.2.1.5.5 parenthesis 3.

 
An ENGINEERED signed and sealed Design Criteria for the fire alarm system over $5000.00 is required to be submitted with the general construction documents. FBC 105.3.1.2  We are unable to approve the plan until this information is provided. (The Design Criteria is not a full set of shop drawings.) THIS IS WHAT IS REQUIRED BY FLORIDA ADMINISTRATIVE CODE 61G15-32.008,(A-O) Design of Fire Alarms and Detection Systems.  
An ENGINEERED sealed Design Criteria for a fire sprinkler system exceeding 49 heads is required to be submitted with the general construction documents. We are unable to approve the plan until this information is provided. (FAC 61G15-32.002(5)) (The signed and sealed design criteria is the general guidelines with design and scope of the sprinkler system. It is not a full set of shop drawing.) THIS IS WHAT IS REQUIRED BY FLORIDA ADMINISTRATIVE CODE 61G15-32.004, (A-M) as of June 19th, 2015, Design of Water Based Fire Protection Systems.  

Exit sign combos have been provided above the egress doors as part of the shell permit.  When submitting for the subsequent buildouts, provide specifications for the proposed emergency lighting so I can verify coverage.  Emergency illumination must be provided for the designated path of egress and restrooms.  You may want to look in to emergency lighting integrated into the normal lighting to achieve this.
