Plans for a Interior building of a 19000sf second floor tenant space within an existing shell building.  The existing building is provided with fire sprinklers and a fire alarm.  The plans indicate that the space was designed as mixed business and assembly.  I reviewed it as business since there is no indicated assembly component.  The plans are APPROVED with important comments below.

Informational

Informational Note- Laboratories

Per email correspondence received from the design team, the laboratories indicated are for point of care testing (urine samples etc).  It is not a laboratory with chemicals as indicated in NFPA 101 Chapter 26.

Door 2000A that leads from this tenant space to the building core (near check-in) is a required exit door as indicated on the life safety plan, however an exit sign is not indicated on the lighting plan and must be installed. 

In addition there are no emergency lights indicated in the waiting area.  Perhaps this area was covered by part of the shell lighting and not the tenant buildout. 

In order to facilitate approval of these plans, submit a revision to our office to address these concerns.  A hold will be placed on 109 insulation for this information.

The glass doors along the hallway indicate card readers, however the manual 087100 specs do not clearly indicate how this will take place.  A revision will be required to clarify how the doors will operate, ensuring that free egress is maintained.  Identify which locking method indicated in Chapter 7 of the life safety code will be used.  If you are using an electronic strike scenario, or electronic locking hardware that incorporates an electric release while always maintaining mechanical free egress, contact me and we can most likely address this without a revision.

The system(s) outlined in this set of plans is conceptual.

A HOLD has been placed at insulation inspection (109) until either: a) a permit has been pulled or b) a letter submitted from respective system contractor indicating no work to be done to the existing system:

- fire alarm system
- fire sprinkler system
- special locks

- Electrical plan revision.
