1) Plans for a 84600sf interior build out for a YMCA that will be located in an existing 2 story building that is equipped with a fire alarm and fire sprinkler system.  The first floor portion will be business at 43,200sf. The second floor is assembly at 41400sf.  The plans are Not Approved for the following reasons.

2) The plans were submitted as Business and Assembly.  The kids zone, infant area, and teen center meet the definition of Daycare Occupancy as indicated in NFPA 101:3.3.190.4.  Ensure that the plans meet the requirements for daycare and indicate this in the plan summary.  Also note whether the daycare will be mixed use or separated use.  If mixed the entire 1st floor space will need to meet all occupancy requirements.  If separated, show the separation and egress that does not intermingle with the others. 

 

3) Provide the square footage and occupant load for the Teen area, Kids Zone, infant area, group cycle (2204) and group exercise (2203).   

 

4) Multipurpose Room

The occupant load used for the 1st floor multipurpose room is 50 which is for exercise rooms with equipment or concentrated business.  What will the space be used for? 

 

 

5) Provide all FFE Plans (furniture, fixtures and equipment) for all areas, including Multipurpose room, daycare area, and the gym (assembly area) upstairs.  Ensure that your life safety plan egress routes correspond. 

 

6) The entire 2nd floor gym are is calculated at 50 sf/person which is exercise rooms with equipment.  Show the locations of all exercise equipment that supports this factor.  If there are open exercise areas that do not have equipment in them they will need to be calculated at a factor of 15.  Provide the occupant load for each exercise space on the plans.  Show panic hardware on the door schedule as applicable.   

 

7) The locations for the following daycare requirements are based on the assumption that the daycare area will be treated as a separated occupancy.  If mixed use (non separated use) is utilized, the requirements will apply to the entire floor. 

 

8) Daycare- Door latches

Door latches to closets, storage areas, etc. must be able to be opened from the inside.  NFPA 101:16.2.2.4.  Ensure storage room 1121 can be opened from the inside at all times. 

 

9) Daycare- Bathroom Doors

Bathroom doors must be designed to allow opening from the outside when locked, by an opening device that is readily available to staff.  demonstrate on the plans. 

 

10) Daycare- Emergency lights

Note the strict requirements for daycare emergency lighting as indicated in NFPA 101:16.2.9 (1-5)

 

11) Door hardware

The plans do not include the hardware information that is referenced in the door schedule.  If not identified on the plans, provide the applicable sheets from the manual. 

 

12) INFORMATIONAL ONLY NO RESPONSE NECESSARY:
The system(s) outlined in this set of plans is conceptual.

A HOLD has been placed at framing (105) until either: a) a permit has been pulled or b) a letter submitted from respective system contractor indicating no work to be done to the existing system:
- fire alarm system
- fire sprinkler system

13) Interior finish

Please indicate the required interior floor, wall and ceiling finish according to the Assembly, Daycare, and Business occupancy chapters.  The most stringent will apply throughout (unless the daycare is separated).  Provide specification sheets for the finishes if available.  If not have them available on site for the inspector.   

 

14) Emergency lights. 

Overall the emergency light coverage looks really good utilizing the battery backup normal lighting.   Please take a look at toilet 1103, toilet 1112, check in area 1116. It appears that they will need additional coverage.   Also see comment 10 about Daycare emergency lights. 

 

15) The plans indicates that motion sensors will be used in the areas of egress. At time of fire final be prepared to show compliance with NFPA 101 7.8.1.2.2:

(1) switch controllers must be listed (2) switch controllers equipped for fail-safe operation and evaluated for this purpose (3)  timers be set for a minimum 15 minute duration. (4)  motion sensor be activated by any occupant movement in the area served by lighting units (5) If building has a fire alarm, activation of fire alarm must activate the switch controller (6)  lighting control device may not turn off any lights realized upon for activation of photo luminescent exit signs or path markers (7) Lighting control devices may not turn off any battery equipped emergency luminaries, unit equipment or exit signs

 

16) Provide specification sheets for the proposed rubber tile.
