Plans for a 3744sf interior remodel of suite 105 located in an existing shell building.   The space is a restaurant (Assembly) with a total occupant load of 241.  The building is provided with fire sprinklers.  The plans are REJECTED for the following reasons:

The plans indicate that the 1 hour tenant separation wall between the neighboring tenant is existing.  In looking at the archived approved shell plans, it does not appear that the wall construction was indicated included in the shell permit.  Please confirm this, and if it was included in the shell plans, please provide a sheet reference so I can verify. 

 

Gate

Door number 101 is indicated and labeled as an exit door.  Since this door is provided with panic hardware as required, the exterior gate must also have panic hardware installed.  The plan currently shows a standard steel gate latch.  Show on the plans. 

 

Door 101 is a double door.  The plans indicate one of the doors being obstructed by part of a booth. This is permitted since the egress width of both doors is not required provided that the following are met:

  • Ensure that the exit sign is centered over the operable door, not centered between the two doors. 
  • Remove the panic device off of the non operable door
  • Provide means so that the non operable door does not look like an egress door, or similar to the operable egress door.   
 

Update the fire code edition to the Florida Fire Prevention Code 6th edition.

 

Seating

The interior seating to the far bottom right of the plan in the alcove appears too close together.  The width of aisles serving seating at tables is 36" where serving less than 50 persons. NFPA 101:12.2.5.8.2.  Using this number with the 19" allowance for the seat (12.2.5.8.3), 55" is required between tables.  Currently 48" is provided.
