Plan reviewed for a buildout of a 4,560 SF Assembly (restaurant) in a sprinkled Type 3B construction. Reviewed using FFPC 6th edition effective Dec. 31, 2017.

To help speed the review process you should include a written comment response summary to clarify or illustrate corrections on plans (bubbling, highlighting or notations are best). Please use the Florida Fire Prevention Code 6th Ed for all code reference in a response to comments. The fire plans examiner does not use the Florida Building Code. You are required to remove old pages and reinsert the new pages.

Pages A0.1 and A2.2 shows a 15’ x 35’ fenced-in area outside at the automatic sliding glass door. The outside fenced-in area is not a part of clearance sheet #C2018-007679*005. Either:
a) Remove the 15’x35’ fenced-in area and any references to the fence / gate from the plans, or
b) Have the outside area added to the clearance sheet, or
c) Obtain a new clearance sheet and submit for a new building permit for the outside area.

There are notes on the plans referencing NFPA 101 chapters 43 (Building Rehabilitation), 13 (Existing Assembly) and 16 (New Day-care). This is a new buildout for a New Assembly (restaurant) in an existing shell building. Change or remove any comments that are not for New Assembly chapter 12 of NFPA 101 Florida Fire Prevention Code 6th ED., or relative codes.

Page A1.1: Boxed Note indicating the door latches shall comply with FFPC 16.2.2.2.4 and 16.2.2.2.5. This is a New Assembly Occupancy under chapter 12 of NFPA 101.

Page A1.3 notes on page state “New automatic doors to match existing storefront system” This is the only automatic door on the plans. The front door sets are; one set of double doors and a single door.

Emergency lighting noted page E1.0 are wall packs. The coverage does not appear to be adequate throughout all egress paths. The following areas do not appear to have adequate emergency lighting: Office / Bathroom, Prep area, Kitchen, Server Station, New Bar, Main Dining and New Game Room / corridor area.
Provide specifications for the proposed emergency light wall packs so I can verify coverage.
NOTE: Most wall packs are listed for a mounting height of 7.5 feet with spacing between devices of around 10 feet, while providing the required illumination to between 3 to 6 feet from the wall.
Some of the areas emergency lighting requirements can be addressed by changing some of the normal lighting fixtures to dual normal lighting / emergency light fixtures.

Plans show soda station and bar. Will you have a CO2 container inside or outside the building to supply the drink fountains? If yes, what size CO2 beverage system? If more than 100lb, show compliance with 1:63.3.1.2.4. If not, then specify size.
Contractor, have a copy of the user manual on site at time of final and be prepared to test system while inspector witnesses test at final.
Prior to final, make sure: - signage is posted in accord with manual and 55:4.2; - MSDS sheets are on site 55:4.6; - emergency plan incorporates CO2 55:4.2; - NFPA 704 placarding/labeling posted 55:4.10.2
NOTE FOR REVIEWER: Typical sub shop will have a 20lb. A restaurant will probably have a 50lb (large silver tank about 5 feet tall).

- wall and ceiling finish will meet Class A, B or C. 101:12.3.3.3
- floor finish shall meet either: a) ASTM D 2859 for carpet and carpet like materials or b) has a minimum critical radiant flux of .1 W/cm2 for non carpet flooring. 101:12.3.3.5.3
If there are multiple finishes, label each spec sheet identifying each product, its location AND highlight the area showing illustrating it meets the applicable Code requirement.
