Plan reviewed for build out of 3000sf in an existing construction type IIB sprinklered building. Space will be a new veterinary office. Reviewed as new business and storage using FFPC 6th edition effective Dec. 31, 2017.

RESUBMITTING:  Please make necessary changes and resubmit the complete permit application package. We do not accept responses to comments/ plans/ specifications through email. Contact Building department for resubmittals.

To help speed the review process you should include a written comment response summary to clarify or illustrate corrections on plans (bubbling, highlighting or notations are best).  Please use the Florida Fire Prevention Code 6th Ed for all code reference in a response to comments. The fire plans examiner does not use the Florida Building Code. You are required to remove old pages and reinsert the new pages.

The numbered items require a response or plans to be updated to complete the review.

 

1) Code summary does not show Florida Fire Prevention Code 6th edition. FAC 69a-3.012

 

2) Code summary shows building was designed as business only. Plans show "boarding". If animals are being sheltered then this is a storage occupancy also.

1:6.1.13.1 or 101:6.1.13.1  Storage Occupancy - An occupancy used primarily for the storage or sheltering of goods, merchandise, products, vehicles, or animals.

 

3) Also unable to begin the review using NFPA 150. I do not see anything that illustrates the animal housing facility's class and catergory. 150:ch6

How many animals max would be stored? Also clarify if the animals are staying overnight. If so, what is the lowest staff count that would be working at anytime through the night? Where would evacuated animals be moved to? 150:A.6.3.1.1(3)

 

4) Unsure of wall rating separating this suite to is adjoining neighbor. Illustrate separation that meets 101:6.1.14.4.1 and identify occupancy class of neighboring suite.

 

5) Looking at page A4.1. Door hardware for all doors read "none". Provide a list of door hardware so compliance with 101:38.2.2.2 can be checked.

 

Several interior places look as if they are going to need directional indicators. A direction indicator showing the direction of travel, shall be placed in every location where the direction of travel to reach the nearest exit is not apparent. Make sure they are installed at time of final. 101:7.10.2.1

Page E2 indicates that motion sensors will be used in throughout means of egress areas. Show fire inspector that the motion sensors will meet NFPA 101 7.8.1.2.2:
(1) In new installations, the lighting control device is listed.
(2) The lighting control device is equipped to automatically energize the controlled lights upon loss of normal power and is evaluated for this purpose.
(3) Illumination timers are provided and are set for a minimum 15-minute duration.
(4) The lighting control device is activated by any occupant movement in the area served by the lighting units.
(5) In new installations, the lighting control device is activated by activation of the building fire alarm system, if provided.
(6) The lighting control device does not turn off any lights relied upon for activation of photoluminescent exit signs or path markers.

INFORMATIONAL ONLY NO RESPONSE NECESSARY:
The system(s) outlined in this set of plans is conceptual.

A HOLD has been placed at framing (105) until either: a) a permit has been pulled or b) a letter submitted from respective system contractor indicating no work to be done to the existing system:
- fire alarm system
- fire sprinkler system

6) An ENGINEERED sealed Design Criteria for a fire sprinkler system exceeding the relocation/addition 49 heads is required to be submitted with the general construction documents. We are unable to approve the plan until this information is provided. (FAC 61G15-32.002(5)) (The signed and sealed design criteria is the general guidelines with design and scope of the sprinkler system. It is not a full set of shop drawing.) THIS IS WHAT IS REQUIRED BY FLORIDA ADMINISTRATIVE CODE 61G15-32.004, (A-M) as of June 19th, 2015, Design of Water Based Fire Protection Systems.

If 49 heads wont be added and/or affected then provide documentation from the sprinkler contractor indicating such.
