Plans for a interior renovation for a new 3328sf restaurant. The space was previously a restaurant separated from the neighboring occupancy by an existing 2 hour fire wall. A fire sprinkler system is indicated on the plans. The space was submitted as business, but reviewed as assembly. Construction type is VB.

RESUBMITTING: A. Make necessary changes and resubmit everything in person to the permit center. You may not make handwritten alterations on signed and sealed plan pages. B. Once at the Permit Center swap out altered pages or insert new pages in EACH plan set (Job and Office). One copy of the removed/old pages from the JOB Copy will need to be submitted and marked "OLD". Do not forget to remove pages for work not associated to this permit. All plan papers must be the same size. C. Provide a response to comments along with any supporting documentation. Response to comments is REQUIRED not optional. - The response to comments sheet will need to include a response to each numbered comment and tell us where in the plans the comments was addressed. EX - "Top Left of Page E1-1" or "Page E1 Note 8". - Code responses shall reference Florida Fire Prevention Code, 8th Ed.

2) Will CO2 beverage system exceed 100 pounds? If so, demonstrate compliance with NFPA 55:13.11.
NOTE:Make sure to include CO2 tank location, CO2 piping to mixing location (ex- bag/box), indicate which option will be used (ventilation vs sensor/notification) AND show compliance with chosen option of compliance. If Sensor/notification, show locations of the devices.
Note: I did see reference to a CO sensor in the outdoor bar area, but no other information.

Assuming it is over 100lbs, a revision will be required to provide the information required for the alarm system. When you submit a revision, ensure that you indicate the tank location, all the piping runs, being sure to indicate whether it is run above or below the ceiling or below the slab. Also indicate whether the lines will be run in sealed conduit. In addition provide manufacturer specifications for the proposed system with installation instructions. Ensure that all sensor locations are indicated, as well as the control unit. Ensure that the control unit is installed outside of the hazard area. Also show all notification (audible visual) appliance locations and warning signage details and locations.
A hold has been placed on the permit for a revision to address this.

3) I do not see where cooking oil (new and/or used) will be stored. If inside the building, show compliance with 1:66.19.7. If outside the building, indicate tank size (in gallons) and be prepared to submit for tank permit if over 60 gallons. Permit will need to show compliance with NFPA 1 Chapter 66 (1:66.15, 1:66.21 and 1:66.22) for a combustible IIIB liquid.

4) Doors 100 (Main Entrance) are in-swinging doors. These doors must swing out, in the direction of travel due to the occupant load. In addition because this is the required main entrance/exit, these doors must be utilized for egress. NFPA 7.2.1.4.2(1), NFPA 101:12.2.3.6.1, and 12.2.3.6.2(2).
Reverse the door swing.

Wednesday, December 4, 2024 PJW Reviewer Response- A5.0 provides door hardware. Door hardware was not provided for the existing doors as requested. Existing main entrance doors 100 must either have panic hardware installed if they latch (NFPA 101:12.2.2.2.3) or have a keyed lock installed with no latches meeting the requirements of NFPA 101: 12.2.2.2.4. If the keyed lock route is chosen, ensure that you meet all requirements of NFPA 101:7.2.1.5.6.2 including signage, key availability and the lock viewing window to distinguish it as locked or unlocked.
Door 100B must be provided with panic hardware due to the occupant load. HW group 1 is indicated which does not show panic. The gates show panic which is great.
A revision will be required to address the above door locking issues. A hold has been placed on the permit for this information.

9) Sheet M101- Riser room with unit heater on this sheet is shown where the other plans show an electrical room. The room near dry storage 108 is also labeled riser, but I do not see any HVAC in that room to protect the riser from freezing. The plumbing sheets also show this discrepancy. Verify the riser location and make sure all plans match. Ensure that the riser is protected from freezing per NFPA 13:16.4.1.1.

13) Occupant load
Occupant load information provided on A1.1 indicates 96 interior seats and 76 exterior seats. How was this calculated? Prove the square footage of the spaces and the occupant load factors utilized in the calculation per NFPA 101:Table 7.3.1.2. Just a reminder that the occupant load is calculated by dividing the floor area by the appropriate factor, not the number of seats. Unless the seats are fixed. Booths are measured at 18 linear inches per person.
