Plan REJECTED for remodeling 5486 sqft for a new restaurant protected with fire sprinkler and fire alarm system. This is reviewed under 2010 Fl Fire Prevention Code which includes the 2009 edition of NFPA 101, Life Safety Code. Please correct this on page G001.
This plan can not be approved until a clearance sheet has been provided.

Page G003: The total interior seat count shows 220, however only 192 seats were found. (Dining A=16, B=14, C=44, D=70, E=32 plus bar=16 And then there is kitchen=7, storage=2, office=1, waiting=12. This totals 214 for the entire inside restaurant) There appears to be enough exits and width, but it is not clear how 220 was calculated. Please clarify.

Regarding the ceiling cloud assemblies, more detail is needed on whether the wood boards meet Class A, B or C and how these will NOT interfere with the fire sprinkler head coverage.

*Regarding the existing fire sprinkler system, as long as no more than 49 heads are modified, the changes do not require an engineer. *However, if this is exceeded, an ENGINEERED sealed Design Criteria for a fire sprinkler system exceeding 49 heads is required for the building permit. We are unable to approve the plan until this information is provided. (The Design Criteria is not a full set of shop drawing.) THIS IS WHAT IS REQUIRED BY FLORIDA ADMINISTRATIVE CODE 61G15-32.004,(A-J) Common Requirements to All Fire Protection Engineering Documents.

*Regarding fire sprinkler coverage, please make sure the TVs and any track lighting do not interfere. The new freezers and coolers will require sprinkler coverage. *It is noted there is an existing 4 inch fire riser. The water softener appears to be very close to the riser. Please clarify there is a minimum 36" clearance around the riser. *It appears the outside covered dining area has a non-combustible/limited combustible roof. Is this correct? If not, then this area will required fire sprinkler coverage.

*Regarding the existing fire alarm system, as long as no work on it exceeds $5000, an engineer is not required. *However, if this is exceeded, an ENGINEERED sealed Design Criteria for the fire alarm system over $5000.00 is required for the building permit. (FBC 105.3.1.2(5) We are unable to approve the plan until this information is provided. (The Design Criteria is not a full set of shop drawing.) All unit equipment (emergency lighting) shall be wired ahead of switch or control of normal lighting circuit serving that area. The branch circuit feeding the unit equipment shall be the same branch circuit as that serving the normal lighting in the area and connected ahead of any local switches. The branch circuit that feeds unit equipment shall be clearly identified at the distribution panel. In a separate and uninterrupted area supplied by a minimum of three normal lighting circuits, a separate branch circuit for unit equipment shall be from the same panel board as that of the normal lighting circuits and provide a lock-on feature.

The emergency lights are required to provide 1-footcandle of illumination on the floor along the exit path. This requirement is subject to a performance test conducted prior to the final. Additional Lights may be required. (NFPA 101, 7.8.1) It appears the kitchen area may need more emergency lights.

It is noted the exteror doors will be replaced and will require panic hardware. Locks on exit doors or access exit doors shall not require the use of a key, a tool, or special knowlege or effort for operation from the egress side unless they meet the requirements of NFPA 101, 7.2.1.5.

If this is light-weight truss-type construction (repetitive wood or light guage steel framing) placement of approved Firefighting Safety Warning Sign (Maltese Cross) shall be placed on structure in accordance with FS 633.027 and FAC 69A-60.008 (size, color, height placement)

INFO ONLY: The Grease Exhaust Hoods and fire suppression systems noted on this page and several other pages throughout these plans are conceptual. A separate permit will be required by the Fire Marshal. A HOLD will be placed on the building permit and NO INSPECTION past framing will be done until these permits are submitted & approved.
Please note, the fire sprinkler and fire alarm modifications also require separate permits and HOLDS will be placed as well.

General notes: Your re-submittal shall include two complete sets of plans. Please insert the revised pages into the plan sets, and remove the old pages that are no longer applicable. Resubmit those old JOB COPY pages marked as "old set" and submit with the revised plan set. If old pages are not resubmitted there may be an additional plan review fee charged due to the amount of time necessary to review entire drawing again. ALL ITEMS REVISED ON PLANS AND DOCUMENTS SHALL BE IDENTIFIED by circling, clouding or other legible method. ADDITIONAL ITEMS MAY BE REQUIRED - DEPENDING ON INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
