These are Interior Build-out plans for suite 102 - 116 as one tenant, consisting of 16,000 square feet. The building has an exist fire sprinkler system.
Based on our early review of the plan we are UNABLE TO APPROVE until the following items are addressed on the plans:
1. Page IA0.1, The classification of occupancy does not match the intended use of the space. It looks like the building wil be a mixed occupancy with the most restrictive occupancy being Assembly with Business. It is our opinion that the occupant load is at least 290 and could be more than 300. This you would have to verify using NFPA 101, Chapter 7 as your guide. (see Seating layout Page IA12.1)
2. Page IA0.1, The plan need to have a reference to the existing fire sprinkler system and the scope of work in the modification of the sprinkler system.
3. NFPA 101 Chapter 12,2.2.2.2, requires requires means of egress from an area having an occupancy load of 100 or more persons to be provided with panic hardware on any latched or locked door. (Please address on page IA9.3, Door Schedule)
4. Page E0.1, Please verify the cost of the fire alarm work. State Statue requires fire alarms costing $5,00. to be sealed by a professional engineer.
