Plan REJECTED for 8213 sqft recovery center (suites 109-114) protected with fire sprinkler system. This project is reviewed under FAC 69A-44 (Minimum Firesafety Standards for Residential Alcohol and Drug Abuse Treatment & Prevention Programs) and 2010 Florida Fire Prevention Code. Please indicate in your code analysis whether this project falls under Board & Care Large Facility or Health Care. There are specific requirements in each chapter and until this is known, the review can not continue.

Some items that need to be addressed but not limited to are:
-Means of Egress and whether a means of escape is required out of each bedroom
-Door locks and whether special locking arrangements (Delayed Egress or Access Controlled) are allowed and their specific conditions are met
-Doors on rated corridor (sleeping rooms, kitchen, etc) have to be minimum smoke rated. (Not clear on plan)
-Door closers on all doors in corridor
-Hazardous areas such as laundry room and whether the room is required to be rated

Depending on what occupancy type determined by the Design Professional, there may be more comments.

 

It is unclear if there is a fire alarm just to monitor the fire sprinkler system or a full NFPA 72 fire alarm system is installed. However, a full NFPA 72 is required whether this project is Board & Care or Health Care. Please advise the type of fire alarm system that is installed in the building. Also, please indicate where the fire alarm panel is installed.

 
Regarding the outside covered porches, unless they meet the exceptions in NFPA 13, 8.15, these areas will require fire sprinkler protection. Please consult a fire sprinkler engineer or fire sprinker contractor to determine the requirements.
The scope of work for this project is in the area of an existing fire sprinkler system. A separate fire sprinkler permit is required for any modification to this system. A hold is placed on the Building Permit and no inspections will be done until this Fire Sprinkler Permit is submitted & approved. (NFPA 1,13.1.1.1)
 
Please provide the CFMs of the air handlers. Air handlers with more than 2000 CFM are required to have duct smoke detectors. If these detectors are concealed they shall have a remote visual and audible indicators located in a normally occupied space. (NOTE if there is a FIRE ALARM SYSTEM in the building the duct smoke detector must also be connected to the fire alarm system. In those cases only a visual indicator is required) (NFPA 90A,6.4.2)
