Submitted for review and approval is a MOD CP request for the subject project, Grand Creek South. The lot grading in the original plans were based on upon a 70-ft deep building pad and when the project was transferred to Richmond American Homes (RAH) they would like the flexibility to construct homes as deep as 80-ft. Therefore, the lots have been regraded to accommodate an 80-ft deep building pad. All the regrading of the lots has been on the rear of the lots and all areas with revised grading/spot elevations have been clouded. On the Neighborhood Grading Plan sheets we did not cloud all the revised building pads as it would cause too much clutter on the sheets. In addition, at the request of RAH the following revisions have also made to the plans: - The entrance has been modified to a gated entrance. - Lots 264, 265 and 266 will be model home lots. - A temporary model home parking lot has been placed on Lot 267, see sheet MP-1 at the end of the civil plans (pdf page 83) for details. - Sidewalk and Pavilion have been added to the 1.70-ac park area on the south side of Little Bear Run between Lots 344 and 345. - Selective clearing of the non-specimen trees on the 1.08 Park between lots 267 and 266 and the 1.70-ac Park between lots 345 and344 have been noted on the Sediment and Erosion Control Sheet as well as updated in the tree mitigation sheets. - The tree mitigation submitted with both SUBCON 2019-09 and MODCP-134 was calculated as if each of the lots were completed cleared; therefore, the revisions to the grading and the Minimum Limits of Clearing do not affect the tree mitigation plans previously submitted. However, the Tree Mitigation Plans have been updated to reflect the selected tree clearing shown on the two park areas noted above.
